We work on both sides of the border, know the buildings built in the neighborhood since 2005 and the new Park Tzafon projects, and we guide buyers and sellers all the way to the precise property, including Off Market properties that are not advertised on listing sites.<\/p>\n\n  <div class=\"rsn-section\">\n    <div class=\"rsn-eyebrow\">01 \u00b7 The character of the neighborhood<\/div>\n    <h2>From Kiryat Shaul to Neve Gan<\/h2>\n    <div class=\"rsn-hr\"><\/div>\n    <div class=\"rsn-split\">\n      <div>\n        <p>The story of Neve Gan begins with Kiryat Shaul: 14 families of merchants from Salonika bought about 260 dunams and moved to the site in 1922. The moshava was named after Rabbi Shaul Gershon, and during the Arab Revolt its water tower also served as a lookout point and guard post.<\/p>\n        <p>In the early 1950s the residents chose to join Ramat HaSharon rather than Tel Aviv, because of Tel Aviv\u2019s high municipal property tax. This created a rare situation: all five of the neighborhood\u2019s streets, HaGanim, HaPrahim, HaSadot, HaBreicha and HaBe\u2019er, are within Ramat HaSharon, and the area is called Neve Gan. The Tel Aviv-Yafo Municipality once demanded to annex the neighborhood because of its continuity with North Tel Baruch, and the Ministry of the Interior set up a boundary committee, but the neighborhood remained part of Ramat HaSharon.<\/p>\n        <p>Since 2005, high rise buildings have been occupied in the neighborhood in place of the moshava\u2019s ground level homes. An ecological park of about 270 dunams was planned for the area, with about 60 dunams of vernal pools and wet meadow, an agricultural farm and a Sharon park forest, with work scheduled to be completed in summer 2025.<\/p>\n    <div class=\"rsn-grid\">\n      <div class=\"rsn-card\"><h3>The water tower and the well house<\/h3><p>On HaBe\u2019er Street, next to the school, stand the moshava\u2019s first water tower and its well house. The big news is at the historic well house, Beit HaBe\u2019er, at 1 HaBe\u2019er Street: according to a September 2026 report, Pitzi by chef Haim Cohen is in the process of opening a kosher caf\u00e9 and wine bar branch in the building, with planned opening hours of 7:00 AM to 9:00 PM Sunday to Thursday and 7:00 AM to 3:00 PM on Friday.<\/p>\n        <p>For everyday shopping, residents go to the G Mikado center, at 8 Aharon Becker Street in the adjacent neighborhood of North Tel Baruch. In August 2026 a 136 sqm apartment at 48 HaSadot Street sold for \u20aa6.006 million, and a year earlier, in the same building, a 135 sqm apartment sold for \u20aa7.1 million.
