In that hour the buyer checks what photos do not show: noise, smell, light, damp, the condition of the stairwell and the answers they get to their questions. This guide is about the day of the viewing itself: what to prepare in the home and in the paperwork, whether the seller should be present, how to answer the questions buyers really ask, what is better left unsaid, and what to do in the days that follow.

What a buyer checks on the first visit

A serious buyer arrives at a viewing after seeing the listing, the photos and sometimes the floor plan as well. They are not coming to discover the layout; they are coming to verify it. What actually interests them:

Whether the photos are true to reality. A gap between a wide angle photo and a small room creates disappointment that is hard to repair during the same visit.

Light and ventilation. Exposures, the amount of natural light at the time of the visit, and airflow between the rooms.

Noise. A road, a nearby school, the elevator, neighbors. In north Tel Aviv buyers will ask especially about arteries such as Namir Road, Einstein or Rokach, and in the Sharon about main access roads.

Signs of maintenance. Damp stains on the ceiling, cracks, windows that do not close, the solar water heater, the air conditioners.

The building. Lobby, stairwell, elevator, parking, storage room and roof. A well kept apartment in a neglected building is judged by the building.

Your goal on the first visit is not to close a deal. The goal is for the buyer to leave without question marks that stop them from coming back.

Preparing an apartment for buyer viewings: the 24 hours before

The longer preparation, such as painting, decluttering or styling and dressing, is done before photographing and listing. We set out its considerations and costs in the article on home staging. On the day before the viewing, go through a short, practical list:

Ventilation. Open the windows a few hours beforehand. Cooking smells, smoking or pets are the first thing a buyer picks up.

Lighting. Turn on all the lights, even during the day. Replace burnt out bulbs and keep a uniform color tone.

Temperature. In summer turn on the air conditioning in advance, in winter the heating. A buyer who is sweating or freezing does not linger.

Systems check. Make sure that the air conditioners, water heater, taps, shutters and windows work. Buyers open taps and shutters.

Personal items. Documents, medication, jewelry and computers go into a locked closet or out of the apartment.

Keys. Have keys ready for the storage room, the parking, the roof and the electrical cabinet, so that you are not searching for them in front of the buyer.

Pets. Out of the apartment during the viewing, together with their bowls and bed.

Outside the apartment. Ask the building committee or the neighbors to clear items from the stairwell, and check that the elevator and lobby lighting are working.

Private viewings or an open house

There are two ways to receive buyers, and each has a price:

Method

Advantages

Disadvantages

Especially suited to

Private viewings

Time for questions, a personal conversation, privacy

Requires a lot of availability, interest is spread over weeks

Luxury apartments, private houses, apartments with points that need explaining

Open house in a fixed time window

Saves time, buyers see that there is interest, easy to coordinate

Less time per buyer, less privacy

Standard apartments at market price with high demand

With either method, write down the name and phone number of every visitor. At an open house it is worth having two people in the apartment, one who greets the arrivals and one who walks around with the buyers.

Should the seller be present at the viewing?

There is no single answer, but there are clear considerations. Buyers speak more freely when the owners are not in the room, and so they also reveal more: what bothered them, what they liked, and what they are comparing. On the other hand, there are questions only owners can answer, for example when the plumbing was replaced or how the building committee is run.

A middle path that works well: if someone else is showing the apartment, the owners are available by phone or come in for a few minutes at the end of the visit to answer specific questions. If you are showing it yourself, let buyers walk around each room on their own, do not attach an explanation to every closet, and save the personal stories about your years in the home for when they ask.

Other family members, and especially children, are better not in the apartment during the viewing. They are not part of the sale, and they make it harder for the buyer to imagine themselves in the space.

The questions buyers ask during a viewing, and what to answer

Hesitant answers arouse suspicion even when there is nothing to hide. It is worth preparing a factual answer to each of the following questions:

Why are you selling?

A short, true answer is enough: moving to a larger apartment, children who have left home, moving to another city. There is no need to detail your financial situation or tight timetables. An answer like “we have to close by next month” is an invitation to a low offer.

How long has the apartment been on the market, and have there been offers?

Answer honestly about the length of time. You are not obliged to give the amounts of previous offers. “There has been interest and we are considering it” is a fair answer.

How much are the monthly expenses?

Have exact figures for the municipal tax (arnona) from the latest bill and for the building committee fee (vaad bayit), including what the committee covers: cleaning, gardening, the elevator, building insurance. Buyers compare these figures between apartments.

What is the condition of the building, and is there a renewal plan?

If the building is in an urban renewal process, say what stage it is at and what exists in writing: signatures, a developer, a submitted plan. Do not present a rumor as fact. An apartment in such a building has its own audience, and we set out the marketing side in the article on selling in a building undergoing urban renewal.

Have there been damp problems, leaks or repairs?

This is the question where it is most tempting to cut corners, and it is also the most dangerous. Say what happened, what was repaired, who repaired it and when, and show a receipt or warranty if you have one. A leak that was repaired and documented is a fact. A leak that was concealed and discovered later is a legal problem.

When can we move in?

Give a range rather than an exact date, unless you are sure of it. Flexibility on the vacancy date is a card in the negotiation, and there is no reason to give it up on the first visit.

What stays in the apartment?

Air conditioners, closets, light fixtures, kitchen appliances. Decide in advance what is included in the price so that you do not find yourself committing to an item you planned to take.

Documents to have ready when preparing an apartment for buyer viewings

A buyer who receives documents in good time moves faster through their own checks, and also understands that the seller is organized. There is no need to hand over everything on the first visit, but it is worth having ready:

An up to date land registry extract (nesach tabu) or a rights confirmation from the registering body.

The floor plan and the building permit, and if changes were made, which of them are regularized in the permit.

The latest arnona bill and the building committee details.

Documents about the building: the condominium bylaws if they exist, general meeting decisions on planned renovations, urban renewal documents.

Receipts and warranties for renovations, waterproofing, replacement of plumbing or systems.

The buyer and their lawyer will carry out the in depth checks themselves: the building file, violations, caveats (he’arot azhara) and liens. To know what they will look for, and to have answers ready, it is worth knowing the list of checks before buying an apartment from their side.

What not to say during a viewing

There are sentences that cost money and sentences that may cost a great deal more.

Sentences that hurt the price

“We are pressed for time” or “we have already bought another apartment”.

“The price is flexible” or any statement about a minimum price.

“I know it is a bit expensive”.

A long explanation of how much the renovation cost. The buyer does not care what you paid, but what it is worth to them.

Sentences that create legal exposure

The Contracts Law requires good faith also in the negotiations before signing, and provides that a person who entered into a contract as a result of misrepresentation may cancel it. Misrepresentation also includes failing to disclose facts that should have been disclosed. In practice this means:

Do not deny a known problem: recurring damp, a building violation, a dispute with a neighbor, legal proceedings in the building.

Do not present an area that is not registered or not regularized in the permit as if it were a legal part of the apartment.

Do not promise things that are not under your control: “the municipality will definitely approve a balcony”, “the project will get underway next year”.

An “as is” clause in the sale agreement does not protect against misrepresentation. If there is a known defect, the right way is to disclose it and price it, and let the lawyer draft it into the agreement. For your specific case, the lawyer is the right person to ask.

After the viewing: follow up, offers and what to do with them

The difference between a viewing and a deal is often decided in the days that follow. A few habits that help:

A short follow up. One message after a day or two, offering to send a document or to arrange a second visit. No more than that.

Record feedback. Write down what each buyer said. If three different buyers mention the same thing, for example road noise or a small kitchen, that is information about the pricing or the presentation, not a coincidence.

A second visit. A buyer who returns with an engineer, an architect or a family member is at a serious stage. Give them time, open the storage room and the roof, and let them measure.

An offer in writing. Ask that an offer include a price, a proposed payment schedule, a vacancy date and the source of financing. An offer without these details is still just a conversation.

Do not sign on the spot. No document, not even “just a memorandum of understanding” (zichron dvarim), before a lawyer has read it. We set out what to check in the agreement itself in our guide to the apartment sale agreement.

If after a few weeks of viewings there is interest but no offers, it is time to reexamine the price or the presentation. Owners who want to see the full picture can read more on our page for property owners who want to sell.

Frequently asked questions

How long does a buyer viewing take?

A first visit usually lasts twenty to forty minutes. A second visit, with a professional, can take longer. A very short visit is not necessarily a bad sign; sometimes the buyer simply knows quickly what they need.

What time of day is best for showing an apartment?

The time when the apartment is at its best: if it is bright in the morning, show it in the morning. If the road is quiet in the evening, that is something buyers will check anyway on a further visit. Do not hide the noisy hours, but give the first visit the good conditions.

Am I required to tell the buyer about problems in the apartment?

Material facts that the seller knows about and that the buyer cannot discover through a reasonable inspection should, rightly, be disclosed. Failure to disclose may be considered misrepresentation under the Contracts Law. The exact wording in the agreement should be checked with a lawyer.

What do I do when a buyer offers a price on the first visit?

Thank them, ask for a written offer with terms, and respond after you have looked into it. A first verbal offer is usually a test of your reaction.

Should the furniture stay in the apartment during viewings?

In most cases, yes. A moderately furnished apartment helps convey scale. What is worth removing is the excess: furniture that blocks passage, items on countertops and walls crowded with pictures.

In closing

A good viewing is one in which the buyer sees the apartment as it really is, in its best conditions, and receives clear answers. If you would like advice on presenting your apartment before viewings begin, we at RS Nadlan would be happy to help.
