Before the search

What to define before you begin

A good search starts with a clear brief. Once it is clear what the business needs today and in the years ahead, the right property is easier to recognize, and what does not fit can be ruled out quickly.

01

Size and layout

Headcount, meeting rooms and the nature of the work determine the space required and how it is divided.

02

Location and access

Public transport, the light rail, parking for staff and visitors, and proximity to clients and suppliers.

03

Total budget

Beyond the rent: service charges, arnona (municipal property tax), parking and fit out. That is how properties are truly compared.

04

Term and flexibility

Lease length, renewal options and room to expand later within the same building.

05

Zoning and licensing

That your use is permitted in the property, and that a business license can be obtained where one is required.

06

Gross and net

Price per square meter is usually quoted on gross area, which includes a share of the common areas. It is important to know how much net area you actually receive.

The decision

Buy or lease?

For an established business planning to stay in the same area for many years, buying can be a sound investment. For a growing business, leasing preserves flexibility and capital. This is how the decision is weighed:

  • How many years the business expects to remain in the same location
  • Whether capital is better deployed in the business itself or in real estate
  • The cost of financing compared with the rent
  • How much flexibility is needed to expand or downsize
  • Mas rechisha (purchase tax) on a property that is not a residential apartment is 6%

Frequently asked questions

Which areas suit high tech companies?

In North Tel Aviv, Ramat HaHayal is the leading high tech hub. Herzliya Pituach and the high tech parks of Ra’anana and Kfar Saba suit companies seeking larger floor plates. The choice depends on where employees live, on transport and on budget.

What is a turnkey office?

A furnished office, already connected to all infrastructure, where work can begin almost immediately. It is a strong option for a fast growing company that prefers not to invest time and capital in a fit out.

What is the difference between gross and net area?

Net area is the space inside the office itself. Gross area also includes a proportional share of the common areas, such as the lobby, corridors and restrooms, a share often called the load factor. Rent is usually calculated on gross area, so it is important to check the load factor.

What does the rent include?

Usually only the rent itself. Service charges, arnona, parking and electricity are paid separately, so properties should be compared on total monthly cost.

What guarantee is required in a commercial lease?

Typically a bank guarantee or a deposit equal to several months’ rent, and sometimes a personal guarantee as well. The amount is negotiated and depends on the tenant and the term.

What is an option period?

A tenant’s right to extend the lease for an additional period on terms agreed in advance. An option gives the business the security of staying put, and sometimes includes an agreed rent adjustment.

What should be checked before leasing a shop or an office?

That the intended use is permitted under the zoning and the building permit, that a business license can be obtained where required, the condition of the building systems and all associated costs. Our guide to checks before buying sets out the legal due diligence.

Is a brokerage fee payable on a lease as well?

A brokerage fee is payable only if a written engagement was signed before work began, and the amount is set by agreement. Our guide to brokerage fees
