A long established workers’ moshav in Hof HaSharon, north of Ra’anana: nachalot and farms, private homes in the expansions, and rural quiet right next to the Batzra Interchange on Highway 4
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in Ramat Aviv Gimel. Batzra, a workers’ moshav of the Hof HaSharon Regional Council north of Ra’anana, combines long established agricultural nachalot (farm estates), farms where a second and third home have been built over the years, and expansion neighborhoods of young families. We guide buyers and sellers in Batzra all the way to the precise property, including Off Market properties that are not advertised on listing sites.
Batzra was settled in August 1946, and it began with a group of soldiers from the Land of Israel who served in World War II in the British Royal Engineers, near the city of Basra in Iraq. That is where the name comes from. The correct pronunciation, according to the Academy of the Hebrew Language (a publication from August 2024), is “Botzra”.
The land near Ra’anana was offered to the group by the Middle Class Settlement Department, and the community was established on Keren Kayemet land with funds from Keren Hayesod. The original site was east of the old road to Haifa, today’s Highway 4, and later the moshav was built west of the road. In its early years it was a cooperative moshav, and with the establishment of the state it became a regular workers’ moshav.
According to the moshav committee website (archived version, 2013), the area initially offered was 500 dunams between Gan Porat and Gan Haim, and after the declaration of the state another 2,000 dunams were added, bringing it to its current size. The community is secular, and it is ranked in cluster 9 out of 10 on the socioeconomic index.

At the end of 1948 Amidar built six long barracks for immigrants from Czechoslovakia and Bulgaria, and the neighborhood was nicknamed “HaTzrifim” (the barracks).
The planning of the 75 agricultural units and auxiliary farms was completed, and some of them were designated for immigrants from Morocco.
The first expansion, for the sons who continue the family farms. In the 1990s a southern expansion and a northern expansion were added, with about 90 families, most of them young.
Elections that led to a split between the agricultural association and the municipal committee, a structure worth understanding before buying.
Batzra does not have its own school. The moshav’s children study at Hovav, shared by Harutzim, Batzra and Bnei Zion, at 1 Tzeelon Street in neighboring Bnei Zion. In 2023 it had 269 students.
The council kindergartens in Batzra include Gan Oren at 4 HaGan Street (established in 2012, 25 children), Gan Alon and Gan Eucalyptus. For the 2025 to 2026 school year, the council grants scholarships toward parent fees in the kindergartens it runs.
The middle school and high school for the council’s children, at Kibbutz Shefayim. The school was founded in 1972 and has about 1,450 students.

At the center of Batzra stands the synagogue designed by the architect Bella Schragenheim and inaugurated on Sukkot 1961. It is named after Alexander Adler, and its funding came mainly from a donation by Esther Adler and from donations by the residents themselves. Next to it is also a Sephardic synagogue led by the community’s rabbi. The community hall (Beit HaAm), built in the early 1960s, is still used today for social and cultural activities.
Two tennis courts, a soccer field, a basketball court, a running track and fitness equipment, all within the community.
Ami’s Garden, Gadi’s Garden and a playground, small green spots that serve the moshav’s families.
In neighboring Bnei Zion is the youth center that brings together the young people of the three communities, Batzra, Bnei Zion and Harutzim.
West of the neighboring moshav of Bnei Zion is the Bnei Zion Nature Reserve, 108 dunams with about 300 plant species, and along its edge runs a 10 km circular bike trail along the Poleg Stream.

Batzra is first and foremost a residential moshav, but not only that. Unlike neighboring Bnei Zion, some of the farms in Batzra host businesses, such as warehouses and factories (according to a broker quoted in ynet, June 2024). A café called Sun Cafe is also mapped inside the moshav.
For major shopping, residents head to the nearby cities. A short distance away as the crow flies are Renanim Mall (about 1.8 km), Demri Center (about 2.0 km), the Neve Zemer Center (about 2.6 km) and the Kfar Saba HaYeruka Mall (about 2.7 km), and a little farther is Arim Mall in Kfar Saba (about 4.6 km). Neighboring Bnei Zion has a grocery store, a clinic and a gas station.
The Batzra Interchange connects Batzra and Bnei Zion to Highway 4, which passes about 0.7 km as the crow flies from the center of the moshav. Highway 2, Route 531 and Route 553 are about 4.4 to 4.7 km away as the crow flies.
The nearest train stations, as the crow flies: Ra’anana West (about 4.5 km), Ra’anana South (about 4.6 km), Hod HaSharon Sokolov (about 5.3 km) and Beit Yehoshua (about 5.7 km).
Bus stops are mapped in the community on HaPardes, HaRishonim and Kibbutz Galuyot streets, with another stop near the Batzra Interchange. It is worth checking the lines and frequency against the current timetable.
Public data on Batzra is scarce, and that is exactly why it is worth working with someone who knows the moshav. The Dirobot database lists a sale from August 2025: a 5 room, 260 sqm property that sold for ₪8,000,000, about ₪30,769 per sqm. The sample is very small, only two identical records, and the property type was not specified, so it should not be seen as a representative price.
According to a real estate appraiser quoted in ynet (June 2024), the nachalot in Batzra are smaller than those in Bnei Zion, around 10 dunams, and the moshav keeps relatively realistic prices compared with its prestigious neighbor. Anyone looking for a private home in Hof HaSharon without the peak premium of Bnei Zion will find an interesting entry point here.
The supply in Batzra includes a private home for sale in Batzra in Shechunat HaBanim or in the southern and northern expansions, and farms and nachalot of about 10 dunams, on which a second and third home have been built over the years. It is an entry point into Hof HaSharon for families looking for a home with a yard, and for anyone considering real estate investments in Batzra, the planning process for a third unit on a nachala affects the value. Sellers considering going it alone should first learn about the 5 mistakes of selling on your own.

Buying in a moshav is different from buying in the city: there is a nachala or a home in an expansion, there is an association and there is a committee, there are building rights and additional units to check, and there is a small market where the right price is set by knowing the place, not by a listings board.
RS Nadlan has worked since 2015 in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, knows Batzra and the neighboring moshavim, and holds a unique property database, including properties that are not advertised on listing sites. We guide buyers and sellers from the first meeting to the handing over of the keys.
As a broker in Batzra, the first thing we check for every property is exactly what it is: a farm with a second or third home, a nachala of about 10 dunams or a home in Shechunat HaBanim and the expansions, and what is registered and regularized in each of them. Our real estate brokerage service in Batzra covers selling and buying homes and nachalot, and a home valuation in Batzra based on the few deals registered and on knowledge of the neighboring moshavim.
For those who want to sell a home in Batzra, we offer exclusive brokerage, a property marketing plan in Batzra and targeted exposure to buyers from our client database, and when needed, an Off Market property. Families looking for properties for sale in Batzra also get access with us to properties that have not yet reached the listing sites, and anyone also checking out the neighboring moshav will find us as a real estate agency in Bnei Zion.

Choose a real estate agency in Batzra that knows the moshav from the inside: the difference between a farm, a nachala and a home in an expansion, the relationship between the association and the committee, and the planning process for a third unit on a nachala. Ask for pricing based on real deals and not on asking prices, a written marketing plan for the exclusivity period, transparent brokerage fees agreed in writing in advance, and availability for viewings and questions throughout the deal. It is also worth checking that the broker holds a valid brokerage license.
