The young edge of the Lamed neighborhood: new boutique buildings, Isaac Stern Park, a bridge to the sea and Nofei Yam, and Sde Dov taking shape just to the west
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in Ramat Aviv Gimel. New Lamed, west of Levi Eshkol Boulevard and south of Einstein Street, is the southern part of “HaGush HaGadol” (the Big Block), which was officially joined to the Lamed neighborhood in 2015. It is a small neighborhood of new boutique buildings, with a public park at its heart, a bridge that connects it to Nofei Yam and the sea, and the Sde Dov district developing on its border. We guide buyers and sellers in New Lamed all the way to the precise property, including Off Market properties that are not advertised on listing sites.
In 2015, after construction began in the area known as “HaGush HaGadol,” the part built south of Einstein Street and west of Levi Eshkol Boulevard, known as “New Lamed,” was joined to the Lamed neighborhood. In the official municipal division it is part of Tochnit Lamed (the Lamed plan). Its streets are named after figures from science, literature and music: Yuval Ne’eman, Yehuda Amichai and Isaac Stern.
Construction in the neighborhood is entirely new, mostly 7 story boutique buildings with parking, a safe room and balconies. To the west the neighborhood borders Sde Dov, to the north New Ramat Aviv and to the northwest Nofei Yam. Einstein Street is the border with Nofei Yam, and in November 2023 the Einstein Bridge opened above it: about 90 meters long, with pedestrian and bike paths and elevators, a bridge that residents of Nofei Yam and New Lamed demanded together.

1 Yehuda Amichai Street: five municipal kindergartens, operating in the 2026 to 2027 school year.
1 Bashevis Singer Street, across Einstein, with about 546 students. The Einstein Bridge was built partly so that children could reach it safely.
25 Yehuda Burla Street, across Levi Eshkol, the school of the original Lamed neighborhood, with about 532 students.

At the heart of the neighborhood is Isaac Stern Park, a municipal public park with a dog run, and a project to develop the public space was carried out on Yuval Ne’eman, Isaac Stern and Yehuda Amichai streets. The Einstein Bridge opens up a view of the sea, and Tel Baruch Beach and the promenade are a short bike ride away.
The municipal country club at 31 Burla Street, across Levi Eshkol, with an indoor half Olympic pool and an outdoor pool.
The Chabad synagogue Ohel Yosef Yitzchak also serves New Lamed, with joint events for Nofei Yam.

The nearest shopping center is just across the street, at 7 to 9 Einstein in Nofei Yam, which is also home to the Avivim branch of First International Bank. Ramat Aviv Mall and the Shoster Center are a short drive away.
Lines 6, 6A, 8, 9, 26, 33, 68, 71, 125 and 193 stop at the Levi Eshkol and Agnon stops. The sunken section of the Green Line on Einstein Street begins at the Levi Eshkol junction, at the northeast corner of the neighborhood, and was completed in February 2026.
According to Madlan data cited by Time Out and ynet (July 2025), the average price in New Lamed is about ₪70,000 per sqm, with an average of about ₪4.9 million per deal, and the neighborhood ranks fifth in the city for new apartment prices. The gap compared with the older Lamed neighborhood, ₪38,000 to ₪40,000 per sqm, shows how much new construction affects value.
The properties for sale in New Lamed are mainly apartments in 7 story boutique buildings with parking, a safe room and balconies, in projects on Isaac Stern, Yuval Ne’eman and Yehuda Amichai streets. It is a natural choice for anyone looking for an apartment with a balcony and parking in New Lamed, and for families too, with the kindergarten cluster at 1 Amichai and Nofei Yam School across the bridge. A home valuation in New Lamed relies on the deals in these buildings, not on the city average.

New Lamed sits at a sensitive point on the map of North Tel Aviv: on one side, new and sought after construction, and on the other, an entire district about to rise to the west. Knowing which apartment will keep its view, its quiet and its value requires a close familiarity with the plans.
RS Nadlan has worked in Ramat Aviv and North Tel Aviv since 2015, minutes from the neighborhood, and holds a unique property database, including properties that are not advertised on listing sites. We guide buyers and sellers from the first meeting to the handing over of the keys.
Anyone looking for a broker in New Lamed needs someone who knows every boutique building on Yuval Ne’eman, Yehuda Amichai and Isaac Stern, and can explain to a buyer which apartment faces Isaac Stern Park and which faces Sde Dov. Real estate brokerage in New Lamed with us covers sales, purchases and rentals, valuation based on real deals, and marketing apartments in New Lamed to buyers looking for new construction with parking, a safe room and balconies. If you are comparing with the neighborhood across the Einstein Bridge, you will find details on the real estate agency in Nofei Yam page.
In such a small neighborhood, for apartment owners who want to sell an apartment in New Lamed we offer exclusive brokerage with a focused marketing plan, including exposure to buyers through our database of Off Market properties, and to buyers we present apartments for sale in New Lamed that do not always reach the listing sites.
According to Madlan data (July 2025), the average is about ₪70,000 per sqm, with an average of about ₪4.9 million per deal.
West of Levi Eshkol Boulevard and south of Einstein Street, on Yuval Ne’eman, Yehuda Amichai and Isaac Stern streets. It is part of HaGush HaGadol, and was officially joined to the Lamed neighborhood in 2015.
Inside New Lamed there is a kindergarten cluster at 1 Yehuda Amichai Street. The nearest elementary school is Nofei Yam, across the Einstein Bridge, and to the east is Aran School in Lamed.
The Sde Dov district, to the west, is planned for about 16,000 apartments and towers of up to 45 stories. It will add services and transportation, but also high rise construction nearby. For every apartment, it is worth checking the direction of the view and the nearby plans.
RS Nadlan’s offices are at Kashani 3G, Ramat Aviv Gimel, Tel Aviv. Visits by appointment only. You can leave your details in the form at the bottom of the page, and a real estate advisor will get back to you for an introductory call and more details.
Choose someone who knows the three streets in depth, the boutique buildings and projects such as Gindi’s GL and Zelig on Yehuda Amichai, and who can explain how the Sde Dov district may affect the view and the value. Ask for pricing based on real deals, a written marketing plan for the exclusivity period, and a transparent commission agreed in advance. A real estate agency in New Lamed also needs to be available and get back to every inquiry quickly. Before you sign, it is also worth checking the brokerage license of the broker you choose.
