Our offices are in Ramat Aviv Gimel. Bavli, between Namir Road and the Ayalon Highway, is a neighborhood going through one of the biggest transformations in the city: alongside the older buildings from the 1960s, the Park Bavli towers have gone up, and about 3,349 apartments are under construction or in planning. This is a neighborhood where you need to understand not only the apartment, but also the building, its plan and what will be built next to it. We guide buyers and sellers in Bavli all the way to the precise property, including Off Market properties that are not advertised on listing sites.

01 · The character of the neighborhood

The unique character of Bavli

The neighborhood is named after the Babylonian Talmud, and many of its streets bear names from the literature of the Sages, such as Yerushalmi, HaMishna, Tosefta and HaZohar, and the names of rabbis, such as Herzog, Uziel, Toledano and Kosovsky. It was built from 1957 as public housing, buildings of 4 to 15 stories went up in the mid 1960s, and in the mid 1980s the southern part, around Pa’amoni Street, was built to an even higher standard, with a view of the Ayalon.

The neighborhood is bounded by Namir Road to the west, Yarkon Park and the Yarkon River to the north, the Ayalon Highway to the east and Derech HaHalacha to the south, over an area of 1,294 dunams. According to TheMarker, most of the older buildings are 4 to 6 stories high, and many of them are going through renewal to 7 or 8 stories with balconies and safe rooms.

At the center of the neighborhood stands Tel Hashash, a 21 meter high hill planted with Abramovich Garden, with the sculpture “Interpretations” from 1995 and a Byzantine winepress. Remains from the Hasmonean period through the Talmudic period were found on the tel, and it faces Tel Qasile on the northern bank of the Yarkon.

Buyers in Bavli have two paths: an apartment in an older building, sometimes with renewal potential, or an apartment in a new tower with a view of the park and the city. The price difference is large, so it is important to check, for each building, the stage of the plan and what is planned around it.

Bavli has 3, 4 and 5 room apartments for sale, in the older buildings and in the towers, where there are also penthouses. A 4 room apartment in an older building suits families who want to be close to Bavli School and Yarkon Park, and an apartment in a building with renewal potential can also be an investment apartment in Bavli. For those who prefer to rent there are also apartments for rent in Bavli, and to the question “what is my apartment in Bavli worth?” the answer starts with a home valuation in Bavli.

08 · Why RS Nadlan

A real estate agency in Bavli that understands the change

An RS Nadlan broker guides a couple on an apartment tour in Bavli

In Bavli, an apartment in an older building can be an excellent deal or a trap: it all depends on whether the building is in a renewal plan, what stage the plan is at, and what will be built on the neighboring lot. In the new towers, the floor, the exposure and the view create gaps of millions.

RS Nadlan has worked in North Tel Aviv since 2015, follows the projects in the neighborhood and holds a unique property database, including properties that are not advertised on listing sites. We guide buyers and sellers from the first meeting to the handing over of the keys.

Anyone looking for a broker in Bavli needs someone who knows both sides of the neighborhood: the older buildings on Yerushalmi, HaMishna and Kosovsky streets, some of them in renewal plans, and the new luxury towers facing Yarkon Park. With us, real estate brokerage in Bavli covers selling, buying and renting, a valuation that takes into account the stage of the plan in each building, and marketing apartments in Bavli in a way that highlights what buyers really check: floor, exposure and view.

If you are planning to sell an apartment in Bavli, we offer exclusive brokerage with an organized marketing plan and targeted exposure to our buyer database, including a discreet sale as an Off Market property. For buyers we find apartments for sale in Bavli, resale and in the new towers, as in all the neighborhoods of North Tel Aviv where we work.
