The first Tel Aviv neighborhood north of the Yarkon: one dunam lots, villas among old trees, and one of the rarest property stocks in the city
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv and handling deals in the city’s villa neighborhoods. Our offices are in Ramat Aviv Gimel. Old Tel Baruch, between the Ayalon Highway and Bnei Efraim Street, is a neighborhood of ground level homes on especially large lots, founded as far back as 1947. In a neighborhood where months sometimes pass without a recorded deal, the value of a property is set by the lot, the building rights and the street, not by an average. We know the neighborhood and the deals that have closed in it, and we guide buyers and sellers with discretion, including Off Market properties that are not advertised on listing sites.
The land for the neighborhood was purchased in 1942, construction of the first homes began in 1944, and the first settlers, immigrants from Turkey and Bulgaria, moved into their homes in October 1947, financed by Kupat Aliya. So was born the first Tel Aviv neighborhood north of the Yarkon. It is named after Joseph Marco Baruch (1872 to 1899), a Zionist activist who worked in Algeria, Bulgaria, Egypt and Italy.
Keren Kayemet Boulevard divides the neighborhood in two: old Tel Baruch to its south, and North Tel Baruch to its north. The old part is a neighborhood of ground level homes, bounded by Hanna Rovina and Alexander Penn streets to the north, the Ayalon Highway to the west, Mivtza Kadesh Street to the south and Bnei Efraim Street to the east.
What makes Tel Baruch special is the size of its lots: according to Globes, about 1,000 to 1,200 sqm, compared with 500 to 600 sqm in Tzahala and Afeka, with building rights of about 40% of the lot area. The neighborhood is going through gradual renewal, house by house, and over the years its residents have included Mayor Ron Huldai and Avi Gabbay.

The neighborhood’s elementary school has been operating for more than seventy years, and neighboring North Tel Baruch is home to one of the newest and most distinctive high schools in the city.
17 Migdal Sharshan Street. Inaugurated in 1951 and named after the poet Yehuda Alharizi. About 631 students, 90% of whom would not switch to another school.
10 Aharon Becker Street, in North Tel Baruch. About 458 students.
7 Stefan Zweig Street, in North Tel Baruch. Opened in 2020, with the first Olympic sports class of its kind in Israel, a class for gifted students and a global leadership track.

The neighborhood combines extensive public gardens and groves, and many homes are surrounded by large private gardens. To the south, a short drive away, is Yarkon Park: about 3,750 dunams, with the Sportek, ornamental gardens, the lake and bike paths along the stream.
Despite the name, the beach is about 3 km from the neighborhood. In the 1950s the road to it was called “Tel Baruch Road”, today Keren Kayemet Boulevard, and that is where the name comes from. The beach has a snack bar, showers, a protected toddler pool and a promenade that runs to the Reading power station.
34 Yitzhak Artzi Street, on the shoreline. Opened in 2022 on the initiative of residents: surfing, SUP, beach volleyball and skateboarding for all ages.
A new sports hall at 10 Aharon Becker Street in North Tel Baruch, and the Holmes Place gym at the G Mikado center.
To the south, Maoz Aviv, founded in 1954. To the north, North Tel Baruch, and beyond it Kfar HaYarok in Ramat HaSharon. To the east, Tzahala and Neot Afeka.

Old Tel Baruch is a purely residential neighborhood with no commerce. The nearest center is G Mikado at 8 Aharon Becker Street in North Tel Baruch, a neighborhood center of about 6,700 sqm with 56 tenants and 130 parking spaces, serving Tel Baruch, Neot Afeka, Ramot Tzahala, Shikun Dan and Maoz Aviv.
On Moshe Sneh Street, on the eastern edge of the area, there are more restaurants, and neighboring Maoz Aviv has a neighborhood shopping center with cafés and a supermarket.

The Keren Kayemet interchange connects the neighborhood directly to the Ayalon Highway. Route 5, with the Glilot, Kfar HaYarok and Morasha interchanges, leads to the Coastal Highway and Route 4.
Tel Aviv University train station, opened in 2000, is on the Ayalon Highway. Line 6 runs from it to Tel Baruch, and more lines run along Keren Kayemet Boulevard and Moshe Sneh.
The Green Line will include a branch to Ramat HaHayal, with the southern section estimated to open in 2028 and completion in 2030. The M1 metro line is expected to open in part in 2034 and in full in 2037.

In Tel Baruch, two homes on the same street can differ by millions: the size of the lot, the building rights used and unused, the orientation of the lot and the condition of the existing house. A smart buyer needs to know what can be built, and a smart seller needs to know how to present the potential.
RS Nadlan has worked in North Tel Aviv since 2015, handles deals in the villa neighborhoods and holds a quality database of buyers and properties that are not advertised. We work with complete discretion, from the first meeting to the handing over of the keys.
Anyone looking for a broker in Tel Baruch needs someone who prices the land first and only then the house: a one dunam lot on Omri Street or Hatzor Street is measured by its building rights, not only by the condition of the structure. Our real estate brokerage in Tel Baruch covers selling, buying and renting private homes, valuations based on deals, and marketing luxury properties in Tel Baruch to the right buyers.
For anyone planning the sale of a house in Tel Baruch, we offer exclusive brokerage with a discreet marketing plan, and sometimes a quiet sale as an Off Market property. For buyers, we find villas and houses for sale in Tel Baruch, and anyone comparing with the villa neighborhood to the east is welcome to get to know our work as a real estate agency in Tzahala as well.

Choose someone who knows the lots and the building rights on every street, and who knows how to price a dunam of land alongside the house standing on it. Ask for pricing based on recorded deals rather than asking prices, a discreet written marketing plan for the exclusivity period, a transparent commission agreed in advance, and a valid license (how to check a broker’s license). A good real estate agency in Tel Baruch also knows how to reach buyers who are not searching the listing sites, because in a neighborhood with few deals, every suitable buyer matters.
