A long established neighborhood north of the Yarkon: streets that commemorate communities that were destroyed, and at its southern edge the National Sports Center, Yarkon Park and the Eser Tahanot mills
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in Ramat Aviv Gimel. Hadar Yosef, between Bnei Efraim Street and Pinchas Rosen Street and between Mivtza Kadesh and the banks of the Yarkon, is a long established neighborhood in the northeast of the city that is in the midst of urban renewal: low rise buildings from the 1950s, taller buildings from the 1970s, and new Pinui Binui (evacuation and reconstruction) towers. We know the compounds and the stages of the projects, and we guide buyers and sellers all the way to the precise property, including Off Market properties that are not advertised on listing sites.
Hadar Yosef was founded in 1946 and was settled only in 1949. Its name has two parts: “Hadar” preserves Jisr al Hadar, the stone bridge at the Eser Tahanot (Ten Mills) site on the Yarkon, and “Yosef” is Yosef Shaul Elishar, one of the men who redeemed the lands across the Yarkon. Most of the street names commemorate Jewish communities destroyed in the Holocaust, so a walk through the neighborhood takes you along the streets of the Warsaw, Lvov, Lodz, Budapest and Odessa communities: Kehilat Varsha, Kehilat Lvov, Kehilat Lodz, Kehilat Budapest and Kehilat Odessa.
The original construction was very modest: two story buildings, eight families in each building, and an average apartment of only 22 sqm. The newer part, from the 1970s, was built around Shalom Asch Street in buildings of 7 to 12 stories. The neighborhood is bounded by Mivtza Kadesh to the north, Bnei Efraim to the west, Pinchas Rosen to the east and Shitrit Street to the south, and in practice it continues all the way to the Yarkon stream.
The neighborhood is adjacent to Shikun Dan, Neot Afeka A, Maoz Aviv and Tel Baruch. In 2006 there was an attempt to merge it with Neot Afeka under the name “Hadar Afeka”, and it failed because of opposition from residents of both neighborhoods. It has a large religious community and seven synagogues.

12 Kehilat Varsha. Founded in 1950, it also serves Neot Afeka B. 717 students, an average of 29.2 students per class (2023).
28 Shalom Asch. A special education school with 147 students (2023).
226 Bnei Efraim, on the western border of the neighborhood. 1,626 students (2023). At 228 Bnei Efraim is also the Shoshana Damari special education school.
For early childhood, Allschool lists at least 15 kindergartens on the neighborhood’s streets, including four kindergartens at 7 Hadar Yosef Street, two at 10 Yad HaMaavir, and kindergartens on Kitzis, Kehilat Varsha and Kehilat Lodz streets.

At the southern edge of the neighborhood lies the Tel Aviv National Sports Center, also known as the Hadar Yosef Sports Center. It is on Shalom Bekhor Shitrit Street, right next to Yarkon Park, and houses the offices of the Olympic Committee and many sports associations. In 2020 an agreement was signed under which the municipality acquires full ownership, and management passed to the municipal Sports Arena company.
The athletics stadium with eight running lanes, the Hadar Yosef sports arena with 1,400 seats, built in 1995, the Sylvan Adams Velodrome, completed in 2019, and a tennis center with 16 courts.
The community center at 23 Yosef Kitzis, with a 300 seat auditorium, a library, a playroom, a 60 Plus club and a café, next to Frankfurt Garden.
Yarkon Park is the second largest park in the country, about 3,750 dunams. Near the junction of Shitrit and Pinchas Rosen is the Eser Tahanot site, with historic flour mills and a stone bridge over the stream.
The neighborhood’s community garden has been operating for about a decade in the David Yellin grove. In addition, the neighborhood has five public parks with play equipment for toddlers.

Shopping in Hadar Yosef is spread across three open centers that face the street: the main center on Hadar Yosef Street, which residents call “the Old Market”, a center on Shalom Asch Street, and a long established complex on Kehilat Lvov Street that houses the post office branch.

In Hadar Yosef, buildings on the same street can be worlds apart: one is waiting for Pinui Binui, a second is already a new tower, and a third is a 1970s building with no plan. The stage of the project, the identity of the developer, the proximity to Yarkon Park and the future Green Line together determine the value, so every deal requires a precise check.
RS Nadlan has worked in North Tel Aviv since 2015, knows the compounds in the neighborhood and holds a unique property database, including properties that are not advertised on listing sites. We guide buyers and sellers from the first meeting to the handing over of the keys.

Check that the broker in Hadar Yosef knows the streets and the Pinui Binui compounds by their stage, that the price they suggest is based on real deals recorded in the neighborhood, and that they present a written exclusive marketing plan. It is also important to check that they hold a broker’s license, that the brokerage fee is presented up front and transparently, and that they are truly available. A real estate agency in Hadar Yosef that meets all of these protects your price.
