01 · The character of the neighborhood

The unique character of HaMishtala

The neighborhood was built on the site of the former Tel Aviv municipal plant nursery (mishtala), hence its name. The plan was drawn up by architect Yaakov Yaar, winner of the 2007 Israel Prize for Architecture, whose firm also designed most of its buildings. The plan was approved in 1993, and the first residents arrived in 1998. Wikipedia describes it as a luxury neighborhood of high density residential construction.

HaMishtala is built on a hill about 700 meters in diameter and 1,600 meters around, encircled by Sasha Argov and Moshe Wilensky streets, and within it lies the highest point within the city’s municipal boundaries, about 70 meters above sea level. David Avidan Boulevard, closed to vehicles, runs along the western end of the hill, lined with buildings of about 7 stories. On the edges of the neighborhood there are buildings of 3 to about 7 stories, alongside two family ground level homes.

The streets are named after Israeli writers and composers: Sasha Argov, Moshe Wilensky, Levin Kipnis, Yaakov Shabtai, David Avidan, Max Brod, Eli Tavin and Mordechai Zeira. The neighborhood is bordered by Tzahala and Ganei Tzahala to the south, Moshe Sneh Road to the west, and the agricultural lands of Ramat HaSharon to the east and north.

Schools and education in HaMishtala

HaMishtala has its own education system, from daycare to grade 6, built together with the neighborhood.

HaMishtala School

43 Sasha Argov Street. Opened in September 2012, with about 501 students (2023) and a sports hall at 24 Wilensky. In November 2025, the fifth and sixth graders painted the school yard themselves.

Kindergartens

Next to the school there is a building with three kindergartens, Nevel, Ugav and Hatzotzra, and at 18 Wilensky the kindergarten cluster Shatil, Pardes, Hamama and Yerek. All of the kindergartens are active in the 2026 to 2027 school year.

A subsidized, accredited daycare center with 3 classes at 6 Levin Kipnis Street, and a rehabilitative daycare center at 16 Wilensky.

03 · Community, parks and nature

At the eastern end of the neighborhood there is a large park, and another park welcomes those arriving from Moshe Sneh Road. Between them are the Ficus Garden, the Pools Garden and HaMishtala Grove, and from the edges of the hill the view opens up to the fields.

The country club and the community center

The neighborhood borders the Tzahala country club, community center and Scouts troop, and the Tzahala Community Center officially serves it. The tennis courts of the Tzahala Country Club are registered within HaMishtala.

Community garden and dog park

A community garden at the corner of Wilensky and Kipnis, and a municipal dog park at 3 Max Brod, open 7:00 AM to 10:00 PM.

Kfar HaYarok

To the north lies the Kfar HaYarok youth village, founded in 1950, with the “Touching Nature” visitor center and an ecological park with a winter pool created by the village students in 2011.

The metropolitan park

Under an agreement from August 2025, a park of about 700 dunams will be created between Route 5 and the neighborhoods of Kiryat Atidim, Neve Sharet and HaMishtala, and a golf course of about 200 dunams is under discussion.

HaMishtala is a distinctly residential neighborhood, and its commercial space is small and concentrated at the western end of David Avidan Boulevard. Opposite the neighborhood, across Moshe Sneh Road, is HaGanes restaurant at 199 Moshe Sneh, serving fish, meat and tapas, and at the same address, within Ramat HaSharon and at the entrance to the Kfar HaYarok complex, the Tesoro event hall and garden.

For the weekly shopping, residents head down to the Tzahala center at 71 Tzahal Street, in neighboring Tzahala, with a supermarket, a post office, an Otsar HaHayal bank branch and Bita café. At HaPil Junction, in neighboring North Tel Baruch, there is a Super Pharm at 280 Bnei Efraim. The neighborhood is also home to the Ahuzat Tzahala assisted living residence of Ahuzot Rubinstein, with 2 and 3 room apartments and penthouses.

Getting in and getting out

Line 3 inside the neighborhood

Dan line 3, between the HaTayasim terminal and the Kiryat Shaul cemetery, runs through the neighborhood and stops on Sasha Argov, Eli Tavin and Wilensky streets.

Moshe Sneh

At the Kiryat Shaul Military Cemetery stop, at the entrance to the neighborhood, lines 21, 24, 47, 48, 49, 258, 524, 525, 531, 570, 572 and 621 stop (September 2026 schedule).

Route 5 and the Green Line

The HaKfar HaYarok Interchange, just to the north, connects Moshe Sneh Road to Route 5. The Neve Sharet station of the Green Line is about 1.6 km as the crow flies, and the opening of the line has been postponed to 2028.

According to Nadlan Shark (September 2026), the estimate in HaMishtala is ₪44,000 per sqm, with an annual decline of 4.5%, an average size of 106 sqm and an average rent of about ₪9,858. The Tax Authority median, based on 76 deals, stands at ₪43,410 per sqm: ₪42,726 in 2024, ₪44,055 in 2025 and ₪41,394 in 2026.
