RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in Ramat Aviv Gimel. Neve Gan is a neighborhood of Ramat HaSharon, at the southern tip of the city: an enclave between the Kiryat Shaul military cemetery and the North Tel Baruch neighborhood of Tel Aviv. Day to day it is attached to North Tel Aviv, but its schools, kindergartens and library belong to the Ramat HaSharon Municipality. We work on both sides of the border, know the buildings built in the neighborhood since 2005 and the new Park Tzafon projects, and we guide buyers and sellers all the way to the precise property, including Off Market properties that are not advertised on listing sites.

01 · The character of the neighborhood

From Kiryat Shaul to Neve Gan

The story of Neve Gan begins with Kiryat Shaul: 14 families of merchants from Salonika bought about 260 dunams and moved to the site in 1922. The moshava was named after Rabbi Shaul Gershon, and during the Arab Revolt its water tower also served as a lookout point and guard post.

In the early 1950s the residents chose to join Ramat HaSharon rather than Tel Aviv, because of Tel Aviv’s high municipal property tax. This created a rare situation: all five of the neighborhood’s streets, HaGanim, HaPrahim, HaSadot, HaBreicha and HaBe’er, are within Ramat HaSharon, and the area is called Neve Gan. The Tel Aviv-Yafo Municipality once demanded to annex the neighborhood because of its continuity with North Tel Baruch, and the Ministry of the Interior set up a boundary committee, but the neighborhood remained part of Ramat HaSharon.

Since 2005, high rise buildings have been occupied in the neighborhood in place of the moshava’s ground level homes. Next to it a new neighborhood is now being built, known as North Neve Gan or Park Tzafon, west of the cemetery, east of the Ayalon Highway and the Glilot interchange and south of Route 5, under a plan of about 824 dunams and 2,686 housing units.

North of the neighborhood is a vernal pool, one of the last habitats of its kind, with starfruit, lanceleaf water plantain, the Middle East tree frog, the green toad and the banded newt. An ecological park of about 270 dunams was planned for the area, with about 60 dunams of vernal pools and wet meadow, an agricultural farm and a Sharon park forest, with work scheduled to be completed in summer 2025.
