Shikun Dan, also known as Neve Dan, is a neighborhood of private homes with gardens and two and three story buildings, between Pinchas Rosen and Mishmar HaYarden, and it is considered one of the most expensive neighborhoods in the city thanks to its quiet and its proximity to the center. In a neighborhood like this, every home is a different story: the lot, the building rights, the condition of the structure and the size of the yard. The story begins in 1940, when the Dan Cooperative bought 564 dunams to build the “Yad HaMaavir neighborhood”, 550 housing units for its members. Construction began in the summer of 1950, and many of the first residents were Dan bus drivers. In 1957 the association was dissolved and the land passed into the ownership of the residents, in the late 1960s development accelerated, and in 1967 Dan’s large bus garage was built at the edge of the neighborhood.
The two names, Shikun Dan and Neve Dan, refer to the same neighborhood. On Wikipedia the name is “Shikun Dan”, while on real estate data sites such as Dirobot and Nadlan Shark the neighborhood appears as “Neve Dan”. On this page we use both names.
The neighborhood is bounded by Petahya MeRegensburg Street to the north, Pinchas Rosen to the west, Mishmar HaYarden to the east and Raoul Wallenberg to the south. Most of the streets are named after Jewish travelers who visited the Land of Israel and documented their journeys, such as Benjamin of Tudela and Eldad HaDani. Most of the houses are private homes with a garden, alongside low rise buildings and a small amount of high rise construction.

Ironi Yud Dalet stands on a sandstone ridge with a history: in World War I an Ottoman position stood on it, and it was captured in December 1917.

The greenery of Shikun Dan is mostly private: in many parts of the neighborhood, old trees, yards and open space between the houses have been preserved, and the low rise construction gives the streets the feel of a suburb within the city. That is what makes it rare in Tel Aviv: a house with a garden, close to the city center.
The Dan Garage, at the edge of the neighborhood, is near the Eser Tahanot site on the banks of the Yarkon stream.

Until the late 1970s a round water reservoir stood at the top of the hill, and the school’s sports hall was built in its place.

Shikun Dan is a residential neighborhood with almost no retail, and on the Rest website not a single restaurant is listed there. For many residents that is exactly the advantage: no visitor traffic and no commercial noise.
Shopping and going out are a short distance away: in the adjacent neighborhood of Hadar Yosef, across Pinchas Rosen, there are three open centers facing the street, with supermarkets, pharmacies and restaurants on Hadar Yosef and Shalom Asch streets. In the future, the Dan Garage compound plan includes 1,500 sqm of retail and employment space and a commercial frontage.
The neighborhood runs along Pinchas Rosen Street, a major transportation artery in the northeast of the city.
Dan line 89 runs from Holon to Neve Dan and stops along Mishmar HaYarden Street, on the eastern border of the neighborhood.
There is currently no light rail station inside the neighborhood. The Ramat HaHayal branch of the Green Line ends at Raoul Wallenberg, its southern border, and the municipality expects it to open in 2030. Later on, the M3 metro line is planned, with stations on Pinchas Rosen and in Ramat HaHayal.
According to Bizportal (August 2026), deals in Shikun Dan usually close at around ₪39,000 to ₪43,000 per sqm, with exceptions reaching ₪47,000 to ₪49,000. A 4 room apartment sells for about ₪4 to ₪4.3 million, and at 41 Mishmar HaYarden a 4 room apartment sold in June 2025 for ₪4.35 million. On the private home side, a 6 room, 238 sqm property on Eliyahu MiFerrara Street sold for ₪9.1 million, and a 258 sqm cottage on Tevuot HaAretz sold for about ₪8.08 million. On the market: a private home on Romanelli Street, about 200 sqm on a 270 sqm lot, for about ₪8.75 million, and a 350 sqm cottage for about ₪10.5 million.
According to Dirobot, across 31 deals from January 2023 through September 2025 the median price is ₪5.9 million, in a range of ₪1.681 to ₪17.75 million, including single family, semi detached and row cottages. A top deal, for example: a single family cottage at 13 Yosef de la Reina Street, 250 sqm, for ₪12.35 million. Rent for 3 to 4.5 room apartments is about ₪7,500 to ₪8,000, and the gross yield is low, about 1.6% according to Nadlan Shark (May 2026).
The supply in the neighborhood splits in two: apartments in low rise buildings, and private homes and single family, semi detached and row cottages. A 4 room apartment for sale in Shikun Dan sells for about ₪4 to ₪4.3 million, and anyone looking for a private home for sale in Shikun Dan should know that large homes sold for about ₪8 to ₪12.35 million. Apartments for rent in Shikun Dan with 3 to 4.5 rooms go for about ₪7,500 to ₪8,000, and for anyone considering an investment apartment in Shikun Dan, the gross yield is low, about 1.6%.

In Shikun Dan the gap between one property and the next is huge: deals were recorded in a range of about ₪1.7 million to about ₪17.75 million. The size of the lot, the building rights, the condition of the house, the direction the garden faces and the distance from the Dan Garage compound determine the value, and an average price per sqm says almost nothing about a specific home.
