One of the wealthiest neighborhoods in Israel: a 9 dunam inner park, residential towers, Yarkon Park and the sea within walking distance, and Sde Dov coming to life just to the north
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in Ramat Aviv Gimel. Kochav HaTzafon, between Ibn Gabirol and Namir Road and between Rokach Boulevard and Sde Dov, is a young neighborhood that has attracted a very affluent population from the start. According to the Central Bureau of Statistics, together with Park Tzameret and Tzahala, it is one of the three wealthiest neighborhoods in the city and one of the five wealthiest in the country. We know the buildings and towers in the neighborhood, and we guide buyers and sellers all the way to the precise property, including Off Market properties that are not advertised on listing sites.
Construction of Kochav HaTzafon began in the late 1980s: by 1989 nine eight story buildings had already been built, with 40 apartments in each and duplexes on the top floors. When the neighborhood was established in the 1990s, the south side of S.Y. Agnon Street, previously part of the Lamed neighborhood, was also added to it.
The neighborhood is bounded by Ibn Gabirol Street to the west, the former Sde Dov site to the north, Namir Road to the east and Rokach Boulevard to the south, covering 421 dunams with about 2,000 apartments. The outer part is built mainly with buildings of 8 to 12 stories, and the inner part with buildings of 6 to 8 stories and a few ground level homes.
Between Namir Road and Levi Eshkol stands the Savyonei Ramat Aviv complex, seven residential buildings built on the site of the Ramat Aviv Hotel, the first hotel across the Yarkon, which opened in 1951 and was demolished in 2005. At Golda Meir’s request, all of Ramat Aviv is named after it.

The neighborhood school is relatively new and was designed as a green building, and a new high school is being built in the north of the neighborhood that will complete the educational path inside the neighborhood.
16 Abba Kovner Street. Opened in September 2015 as an ecological green building, 2,000 sqm on 8.5 dunams with an indoor sports hall. About 491 students.
Six municipal kindergartens on Abba Kovner Street and a WIZO day care center. More kindergartens will be built behind 15 Meir Yaari Street.
The school is assigned to a new high school. In the northern area of the neighborhood, near Kibbutzim College, the new Shulamit Aloni High School is being built, with completion planned for 2027.

The heart of the neighborhood is Kochav HaTzafon Garden, a 9 dunam inner park that crosses it from east to west, with lawns, sports and play equipment, an ornamental pond and a fountain. Community events are held in the garden, at 24 S.Y. Agnon Street, throughout the year.
In November 2025 an agreement was reached with the municipality on a 2,500 sqm community center at the corner of Levi Eshkol and Mauricio Vitale.
A neighborhood synagogue of at least 400 sqm will be built at the corner of Levi Eshkol, and until then a Chabad community operates in the neighborhood.
The Levi Eshkol pedestrian and bicycle bridge over Rokach Boulevard, about 170 meters long, has been under construction since June 2026 and will connect the neighborhood directly to Yarkon Park.
The neighborhood borders Yarkon Park, and the Tel Aviv Port, Metzitzim Beach and the port beaches are within walking distance. Dekel Country Club is nearby.

The G Kochav HaTzafon Center, at 19 Meir Yaari Street at the entrance to the neighborhood, brings together 25 shops with an underground parking garage. It is open Sunday to Thursday 9:30 AM to 9:00 PM and Friday 9:00 AM to 3:00 PM. In the eastern part of the neighborhood there is a large shopping center with dozens of shops, restaurants and cafés and an adjoining medical building, and the Bonei HaIr Center has a Shufersal branch and a restaurant.

The Levi Eshkol station on the Ramat HaHayal branch will serve the neighborhood, and the Reading, Einstein and Zohara Levitov stations are planned along Ibn Gabirol.
The Reading terminal on Rokach Boulevard is west of the neighborhood, and dozens of lines run on Namir Road to the east. Bike paths surround the neighborhood on Levi Eshkol, S.Y. Agnon and Ibn Gabirol.
Tel Aviv University station, which served 6 million passengers in 2025, is a short drive away. Dizengoff Center is about half an hour away by public transportation.
According to Madlan (deals since the start of 2023, published in October 2025), the median price per property in Kochav HaTzafon, ₪6.1 million, ranks fourth in the country. In the October 2025 listings, 4 room apartments were offered at ₪4.95 million to ₪9.3 million, compared with ₪5.5 million to ₪7.75 million in mid 2024, and 5 room apartments at ₪5.39 million to ₪34 million. At 4 Levi Eshkol, a project of two 25 story towers, a penthouse was offered for ₪37 million.
The neighborhood itself will hardly change: under the TA/5500 master plan, no additional residential construction will be allowed beyond what exists or has been approved, except above shopping centers. The growth will come from the surroundings:
The properties in Kochav HaTzafon include 4 and 5 room apartments in buildings from the 1990s, duplexes on the top floors and penthouses in the towers. A family apartment in Kochav HaTzafon is close to the school on Abba Kovner Street and to Kochav HaTzafon Garden. Near Meir Yaari Street a building of 59 rental apartments is going up, and for those looking to rent today there are properties for rent in Kochav HaTzafon. And to the question “what is my apartment in Kochav HaTzafon worth?” the answer starts with a home valuation in Kochav HaTzafon.

In Kochav HaTzafon the gap between apartments is especially large: from a 4 room apartment in a 1990s building to a penthouse in a tower with a sea view. The floor, the exposure, a view that may be blocked by construction in Sde Dov, and the size of the balcony are worth millions.
RS Nadlan has worked in Ramat Aviv and North Tel Aviv since 2015, handles luxury deals discreetly, and holds a quality buyer database and properties that are not advertised. We guide buyers and sellers from the first meeting to the handing over of the keys.
Anyone looking for a broker in Kochav HaTzafon needs someone who knows the 8 to 12 story buildings in the outer part, the lower buildings around the inner park and the towers on Levi Eshkol, and who knows how to price each apartment by floor, exposure and view. With us, real estate brokerage in Kochav HaTzafon covers selling, buying and renting, a valuation based on deals, and marketing apartments in Kochav HaTzafon focused on the right buyers.

According to Madlan, the median price per property is ₪6.1 million, fourth in the country. In October 2025, 4 room apartments were offered at ₪4.95 million to ₪9.3 million, and 5 room apartments and penthouses in the towers reached tens of millions.

Just north of the neighborhood, a district of about 16,000 apartments is taking shape, with first occupancy expected in 2029. In the neighborhood itself, under the master plan, no additional residential construction will be allowed, so it will keep its character, but it is important to check, for each apartment, how the construction will affect the view.

It is worth choosing someone who knows the buildings and towers, from Abba Kovner to Levi Eshkol, and who can price a sea view, a floor and a balcony by real deals. Ask for a written, discreet marketing plan for the exclusivity period, a transparent commission agreed in advance, availability all the way through and a valid license (how to check a brokerage license). A good real estate agency in Kochav HaTzafon will also explain how construction in Sde Dov may affect the view and the value of each apartment.
