The pilots’ neighborhood of Ramat HaSharon: founded in 1964 for Air Force pilots, with quiet streets named after birds, villas and semi detached homes at the edge of the fields
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in private home neighborhoods, and it guides deals in the villa neighborhoods of Ramat HaSharon. Our offices are in Ramat Aviv Gimel, a short drive from the neighborhood. Neve Rom is a small, enclosed neighborhood of ground level homes, where most houses pass from family to family and very few properties ever reach the listing sites. In a market like this, whoever knows the streets, the lots and the owners gets there first. We guide buyers and sellers in Neve Rom with complete discretion, including Off Market properties that are not advertised.
Neve Rom was inaugurated in July 1964, in the presence of Deputy Defense Minister Shimon Peres and council head Shmuel Hacham. The IDF built it for Air Force pilots, and the name was chosen deliberately: Neve Rom, a neighborhood of the people of the heights. Over the years most of the original pilots’ families sold their homes, and their place was taken by families looking for a quiet private home on the edge of Ramat HaSharon.
The neighborhood lies at the southwestern edge of the old moshava, in the west of Ramat HaSharon, with the Golan quarter and Kiryat Yearim to the north and open fields to the west. The streets of Neve Rom are named after birds, among them Ankor, HaNesher, HaHohit, Zarzir, Aya, HaYasur and HaDaya: short, quiet streets with no through traffic.
The original construction included ground level homes on lots of 250 to 420 sqm. Today the neighborhood combines villas, semi detached homes and cottages, many of them expanded or rebuilt. In the deals and listings of recent years, lots of 400 to 500 sqm are common.

School placement in Ramat HaSharon is based on the municipality’s registration zones and the home address, so it is worth confirming it with the education department before buying. In the west of the city, near the neighborhood, several elementary schools operate, and from there students continue to the city’s middle schools and high schools.
46 HaBanim Street, in the neighboring Golan quarter. One of the elementary schools closest to the neighborhood.
Yael Rom School at 12 HaAvoda Street, founded in 2017, and Doron School at 1 HaBe’er Street, in the west of the city.
Alumim and Kalman middle schools, Rothberg High School at 6 Simtat HaMaale and Alon High School at 101 Ussishkin Street.

Neve Rom was built as a purely residential neighborhood, with few public buildings: kindergartens and green paths between the homes. Community life, culture and sports are provided by Ramat HaSharon as a whole, a short drive away.
A municipal sports and leisure complex, with pools and courts, for club members and residents.
Ramat HaSharon is known for its tennis center and leisure strip, among the largest in Israel.
The nearby HaKfar HaYarok, with its open spaces, is seen by buyers as an advantage of the neighborhood.
Lev Cinema in Ramat HaSharon and Weizmann Boulevard, with cafés and restaurants, a short drive away.

Neve Rom is a purely residential neighborhood. It has no shopping center, and that is part of its quiet. Everyday shopping, cafés and restaurants are found along Sokolov Street, the main street of Ramat HaSharon, and in the shopping center of nearby Kiryat Yearim.
For bigger shopping trips and outings, the Glilot complex with Cinema City is a short drive away, as are the shopping centers of North Tel Aviv and Herzliya.
The Fields Trail circles the neighborhood and runs along an old eucalyptus avenue, between the homes and the open fields of western Ramat HaSharon. It is the place for a morning walk, a bike ride or a stroll with the dog, without leaving the neighborhood.
Public gardens are scattered throughout the city, among them Memorial Park in Ramat HaSharon, about 40 dunams of lawns and trees. And for anyone looking for more space, Yarkon Park is a short drive to the south.

As in other villa neighborhoods, in Neve Rom a private car is part of life. The advantage: complete quiet inside the neighborhood, and quick access to the main roads of the Gush Dan and Sharon regions.
The neighborhood is close to Route 5 and the Glilot interchange, and from there to Routes 2, 4 and 20 and the Ayalon Highway. Within the city, Sokolov Street, Route 482, connects north to Herzliya.
There are no bus lines inside the neighborhood itself. The nearest bus stops are on the edges of the neighborhood, on the adjacent streets.
Four stations are planned in Ramat HaSharon on the M1 metro line, among them Glilot and Sokolov. The project is still in planning, and its timeline is long.
Neve Rom is a thin market of ground level homes, and very few properties sell there each year. According to Globes (March 2025), a semi detached home on Ankor Street, 240 sqm built on a 430 sqm lot with five bedrooms, sold for ₪12.4 million, after about a year on the market and an asking price of ₪12.95 million. According to an appraiser quoted in the same article, similar deals in the area ranged from ₪11 to ₪13 million over the past year.
In recent years’ listings on the neighborhood’s streets, such as HaHohit and HaDaya, homes are offered at ₪11.5 to ₪12.9 million. These are asking prices, not deals, and mainly indicate the direction of the market.
For anyone planning to sell or buy in the neighborhood, the right starting point is a home valuation in Neve Rom, based on real deals and on the features of the house and the lot.

In a small neighborhood like Neve Rom, every deal takes place between neighbors, and every listing is felt on the street. That is why we work with discretion: some of the homes here are sold through a direct approach to suitable buyers, with no listing sites and no signs.
RS Nadlan has worked in North Tel Aviv and Ramat HaSharon since 2015, and guides deals in the private home neighborhoods of the area. We know the buyers looking for a private home in the Sharon, and the homes that may suit them.
Anyone looking for a broker in Neve Rom needs someone who knows how to read a lot: its size, the building rights, the condition of the existing house and the potential for expansion. For anyone planning a home sale in Neve Rom, we offer exclusive brokerage with a discreet marketing plan, and for buyers we present villas and homes for sale in Ramat HaSharon. We also work as a real estate agency in Ramat HaSharon, in every quarter of the city.
The neighborhood was inaugurated in July 1964. The IDF built it for Air Force pilots, which is also where the name comes from. Over the years most of the pilots’ families sold their homes to families looking for a private home in Ramat HaSharon.

Not inside the neighborhood itself. Shopping is along Sokolov Street and in the Kiryat Yearim shopping center, and the bus stops are on the edges of the neighborhood. Thanks to this, the streets are very quiet.
Placement is based on the Ramat HaSharon Municipality’s registration zones and the home address. The nearest elementary schools are Golan, Yael Rom and Doron, and it is recommended to confirm placement with the municipality’s education department before buying.
It is worth choosing someone who knows the streets and the lots, and knows how to distinguish between the value of the land and the value of the existing house. Ask for pricing based on registered deals rather than asking prices, a discreet, written marketing plan, a transparent commission agreed in advance and a valid license (how to check a brokerage license). RS Nadlan’s offices are at Kashani 3G, Ramat Aviv Gimel, and visits are by appointment only.
