A coastal city with seven kilometers of beaches, the largest marina in Israel, some of the most prestigious villa neighborhoods in the country and a city center undergoing renewal
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in Ramat Aviv Gimel. Herzliya is several cities in one: Herzliya Pituach with its villas on the cliff, an established city center undergoing renewal, new high rise neighborhoods, and a business district of knowledge intensive industries. The gaps between neighborhoods are wide, from a ₪3 million apartment in the center to villas worth tens of millions. We know this market in depth, and we guide buyers and sellers all the way to the precise property, including Off Market properties that are not advertised on listing sites.
Herzliya was founded as a moshava on November 23, 1924, and named after Theodor (Binyamin Ze’ev) Herzl. The first master plan was drawn up by the architect Richard Kauffmann, who divided it into four zones: the coast, a garden city, the sandstone ridge and an agricultural area. The seven stars in the city’s emblem symbolize Herzl’s vision of a seven hour workday.
In 1948 the moshava had 5,300 residents, and within two years the population doubled. From June 1948, Herzliya Airfield was the first home of 101 Squadron, the first fighter squadron of the Israeli Air Force. In 1960 Herzliya was declared a city, and today it is a member of the Forum 15.
The population is well established: socioeconomic cluster 8 out of 10 (2021 index), an average salary of ₪18,957 in 2023, and 87.2% matriculation eligibility in the 2023 to 2024 school year.

In Herzliya there is a gap of tens of thousands of shekels in the price per sqm between neighboring areas. For villas in Pituach, what counts is the size of the lot, the proximity to the cliff and the sea, and discretion, while in the city center what counts is the status of urban renewal and the proximity to Green Line and Metro stations.
RS Nadlan has worked since 2015 in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, handles luxury deals with discretion, and holds a quality database of buyers and of properties that are not advertised. We guide buyers and sellers from the first meeting to the handing over of the keys.
As a broker in Herzliya, we work in two markets in parallel: luxury properties in Herzliya Pituach and on Galei Tchelet, where the deal is built quietly with screened buyers, and apartments in the city center, Weizmann and New Glil Yam, where pricing depends on urban renewal and proximity to transportation. Our real estate brokerage service in Herzliya covers selling, buying and renting, and anyone asking what their apartment in Herzliya is worth receives a home valuation in Herzliya based on real deals reported to the Israel Tax Authority.
For those who want to sell an apartment in Herzliya, we offer exclusive brokerage and a marketing plan for apartments in Herzliya built around the type of property, and for villa owners, as a luxury property agency in Herzliya, discreet marketing as an Off Market property as well. Buyers looking for apartments for sale in Herzliya or a villa near the sea get access to properties that never reach the listing sites, and anyone looking for a villa in the neighboring community will also find us as a real estate agency in Kfar Shmaryahu.

Choose a real estate agency in Herzliya that knows the gaps between the neighborhoods, from Herzliya Pituach and Nof Yam to the city center and Neve Amal, as well as the renewal projects in Weizmann. Ask for pricing based on real deals reported to the Israel Tax Authority, a written marketing plan for the exclusivity period, transparent brokerage fees agreed in writing in advance, and availability for viewings and questions throughout the deal. For luxury properties, full discretion matters too. It is also worth checking that the broker holds a valid brokerage license.
