The neighborhood named after the citrus groves it grew from: green streets in the heart of Ramat HaSharon, schools on every corner, and Ussishkin and Sokolov within walking distance
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, and it guides deals in the neighborhoods of Ramat HaSharon. Our offices are in Ramat Aviv Gimel, a short drive from the neighborhood. Hadar is a city center neighborhood: green streets, low rise buildings alongside private homes, and many educational institutions within it. It also sits at the heart of Ramat HaSharon’s renewal plan, so every building here has a story of its own: what may be built on it, what is planned next to it, and what that means for the price. We guide buyers and sellers in Hadar, including Off Market properties that are not advertised.
Hadar was built in the 1970s and 1980s on the citrus groves of the old moshava. The school that opened here in 1978 was named “Hadar,” the Hebrew word for citrus, in memory of the groves, and over the years the name passed to the whole neighborhood.
The neighborhood lies in the center of Ramat HaSharon, between the Alon quarter to the north and Neve Rasko to the south, alongside the Sokolov axis, with Ussishkin Street running through it. Its streets include Rav Auerbach, Golomb, Szold, HaKotzer, Rashbam, HaPardes and the Bialik Promenade.
Over the years some of the ground level homes were replaced with apartment buildings, and many families moved into the neighborhood. In 2021 it had about 9,900 residents in about 3,850 housing units, and it is ranked in clusters 9 to 10 on the socioeconomic index.

Hadar is one of the neighborhoods richest in educational institutions in Ramat HaSharon: elementary schools, a middle school and a religious school, most within walking distance. Placement follows the municipality’s registration zones, and it is worth confirming it with the education department before buying.

Hadar lies in the heart of the city, and much of everyday life in Ramat HaSharon passes through it or right beside it: the boulevards, the squares and the historic buildings of the old moshava.
At the junction of Bialik Boulevard and Ussishkin stands one of the first buildings in the city, which over the years served as a synagogue, a clinic and a community center.

Ramat HaSharon’s two main shopping streets, Sokolov and Ussishkin, run through or along the neighborhood: cafés, bakeries, boutique shops and services, within walking distance of every home.
The policy document for the city center defines Ussishkin as a boutique retail axis, with commercial ground floors in the new buildings, so the street is expected to grow even stronger in the coming years.
HaNetzach Park, on HaNetzach Street, offers about 40 dunams of lawns, distinctive sports facilities, an ecological pond and walking and cycling paths, on the edge of the neighborhood.
Inside the neighborhood, the streets are shaded by mature ficus trees, and citrus trees still grow in the gardens of the homes and buildings, a reminder of the groves on which it was built.

Hadar is one of the most accessible neighborhoods in Ramat HaSharon: everything is within walking distance, and North Tel Aviv and Route 5 are a few minutes’ drive away.
The city’s main roads run through the neighborhood. Sokolov continues south as Moshe Sneh Street, toward North Tel Aviv and Route 5.

In Hadar, two buildings on the same street can be worth completely different amounts: one inside a renewal compound, another with additional building rights, and a third that has already gone through TAMA 38. Anyone who does not know the plans misses the picture.
RS Nadlan has worked in North Tel Aviv and Ramat HaSharon since 2015, and guides deals in the city’s neighborhoods. We know the families looking for a large apartment in central Ramat HaSharon, and those looking for a penthouse in a new building, and we know how to present each of them with the right property.

It is worth choosing someone who knows the buildings and the renewal plans, and knows how to price according to registered deals rather than asking prices. Ask for a written marketing plan, a transparent commission agreed in advance and a valid license (how to check a brokerage license).
