A quarter of villas and cottages among old pine trees, a step from Sokolov: low rise homes, private gardens and a pastoral atmosphere in the heart of the city
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in private home neighborhoods, and it guides deals in the luxury neighborhoods of Ramat HaSharon. Our offices are in Ramat Aviv Gimel, a short drive from the neighborhood. Golan, also known as the Golan quarter, is one of the quietest and most sought after neighborhoods in the city: villas and cottages on private lots, old pine trees, and Sokolov within walking distance. In a neighborhood where few deals close each year, every home that comes to market is an opportunity, and the right pricing determines the result. We guide buyers and sellers in Golan, including Off Market properties that are not advertised.
In the 1950s, Shikun Lita was built in the west of Ramat HaSharon, and over the years new neighborhoods grew up around it: Kiryat Yearim, and south of it the Golan quarter. The neighborhood was built mainly in the early 1970s, as part of the city’s wave of westward expansion.
Golan lies south of Weizmann Boulevard and west of the Sokolov axis, between Kiryat Yearim to the north and the private home neighborhoods to the south. Its streets include HaBanim, Har Nevo, Sinai, Moriah and Lehi.
Most of the neighborhood is low rise, ground level construction: single family homes, villas and cottages with private gardens, alongside a few low apartment buildings from the 1970s. As a result, only about ten resale apartment deals close here each year, and demand for homes is high.

The neighborhood elementary school is inside the neighborhood, on HaBanim Street, within walking distance of most homes. In early 2025 the municipality announced a plan to rebuild the school, so it is worth checking the timeline and school placement during construction with the education department.

Golan enjoys sports and leisure facilities that are hard to find in other neighborhoods: the Ramat HaSharon country club is located inside it, as are a community center and a long established public park.
50 HaBanim Street: an indoor heated pool, an outdoor pool, tennis courts and a gym.
A lawn, shade trees and playgrounds, and the memorial to the city’s sons who fell in Israel’s wars, at the corner of HaBanim and Weizmann.

There is no shopping center inside the neighborhood itself, and that is part of its calm. Everything you need is a few minutes’ walk away, on Sokolov, the main shopping street of Ramat HaSharon: cafés, bakeries, restaurants and boutique shops.
The Sokolov shopping center and Ussishkin Street complete the picture, and residents of Golan enjoy both worlds: a quiet street of private homes, and a lively city street within walking distance.
What sets Golan apart is the greenery: old pine trees along the streets, violets that bloom in spring, and wide private gardens behind hedges and low stone walls.
Gan HaBanim, at the corner of HaBanim and Weizmann, is the neighborhood’s public park: a wide lawn, shade trees and playgrounds. And in spring and summer, the country club’s outdoor pool is where the neighborhood’s families gather.

Golan is in the center of Ramat HaSharon: a short walk to Sokolov, a few minutes’ drive to North Tel Aviv, and quick access to Route 5 and the Ayalon Highway.
The city’s two main roads run along the edges of the neighborhood. Sokolov continues south as Moshe Sneh Street, toward North Tel Aviv and Route 5.
About 12 bus stops within a radius of a few hundred meters, mainly along Sokolov and Weizmann.
A station on Sokolov, the closest to the neighborhood, is planned on the M1 metro line. The project is still in planning, and its timeline is long.
Few deals are recorded in Golan each year, so every deal matters. In 2013 a 9 room cottage on Lehi Street sold for ₪20.5 million, the most expensive deal in the city at the time. In early 2025 a cottage built in 1980 and in need of renovation was reported sold for ₪6.5 million.
As for apartments, penthouses in the neighborhood were offered in 2025 at ₪10.9 to ₪12 million, and a typical 4 room apartment sells for around ₪4 million. Part of the neighborhood is included in the policy document for the renewal of the city center approved in 2023, with construction of up to 11 stories along Weizmann.
For anyone planning to sell or buy in the neighborhood, the right starting point is a property valuation in Golan, based on real deals and on the features of the home.

In a neighborhood where few deals close each year, there is not enough data to price a villa by an average. You need to know the streets, the lots and the latest deals, and to know who the buyers are who are looking for exactly this kind of home.
RS Nadlan has worked in North Tel Aviv and Ramat HaSharon since 2015, and guides deals in the city’s private home neighborhoods. We know the buyers looking for a villa in the Sharon, and we know how to present your home to them in the right way, quietly and discreetly.
Anyone looking for a broker in Golan needs someone who knows the neighborhood and its buyers. For anyone planning a villa sale in Golan, we offer exclusive brokerage with a precise marketing plan, and for buyers we present homes and apartments for sale in Ramat HaSharon. We also work in the nearby neighborhoods, such as Neve Rom, and as a real estate agency in Ramat HaSharon.

It is worth choosing someone who knows the neighborhood and its buyers, and knows how to price based on registered deals rather than asking prices. Ask for a written marketing plan, a transparent commission agreed in advance and a valid license (how to check a brokerage license). RS Nadlan’s offices are at Kashani 3G, Ramat Aviv Gimel.
