The real estate company that knows every street, every building and every property in the neighborhood
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in the center of Ramat Aviv Gimel, at Kashani 3G. We know every street, every building and every neighborhood in the “Golden Triangle” of North Tel Aviv. Ramat Aviv Gimel is not just a neighborhood, it is a status symbol of classic North Tel Aviv: terraced buildings on Abba Ahimeir and Shlomo Ben Yosef streets, luxury towers, row cottages in the north of the neighborhood, and a community that knows exactly what it wants. RS Nadlan guides families and investors in finding the precise property in the neighborhood, including Off Market properties that are not advertised on listing sites.
Ramat Aviv Gimel, or “Ramag” for short, is one of the neighborhoods across the Yarkon in northwest Tel Aviv. It was planned in the early 1970s by the architecture firm Yitzhak Perlstein and Partners, as a northward extension of Ramat Aviv. It was first built as a neighborhood for young couples, and over the years became one of the most established neighborhoods in the city: in the 1990s luxury apartment towers began to rise there, and the soap opera “Ramat Aviv Gimel”, which aired on Channel 2 from 1995 to 2000, turned the name into a brand.
Construction in the neighborhood is varied: terraced buildings of 6 to 8 stories with huge balconies, towers of up to 15 stories with a grand lobby and a doorman, and in the north of the neighborhood entire streets of row cottages and ground level homes. Most of the streets are named after the Olei HaGardom, Jewish underground fighters executed under the British Mandate: Shlomo Ben Yosef, Dov Gruner, Meir Feinstein, Eliezer Kashani, Yehiel Dresner, Eliyahu Bet Zuri and others.
The vibe in the neighborhood is quiet urban luxury: business people, academics and established families, and you cannot talk about it without the “Shoster Center”, not an impersonal mall but a real community meeting place. On Friday mornings everyone is there: in the cafés, the delis and the boutique shops.

One of the neighborhood’s great advantages for families is a full educational path within walking distance: two public elementary schools inside the neighborhood, a long established six year school on its border, and Tel Aviv University right across the road. The Scouts meet in the elementary school yard, and the neighborhood also has a regional special education school.
83 Feinstein Street. The main elementary school of the neighborhood, with about 545 students. The Scouts meet in the school yard in the afternoon.
20 Eliyahu Bet Zuri Street. The second elementary school in the neighborhood, with about 465 students, giving the neighborhood two elementary enrollment zones.
26 Reading Street. A middle school and high school of the Kol Israel Haverim network; the Ramat Aviv campus has operated since 1958, with about 1,700 students and an advanced French track.
Located on Namir Road, on the border of the neighborhood. A long established school founded in 1937, with about 1,500 students and over 150 teachers.
30 Haim Levanon Street, with about 26,500 students. The campus lies east of Ramat Aviv, within walking distance or a short drive from the neighborhood, and during the semester a free shuttle runs from the train station to the campus.

The heart of community life in the neighborhood is the Rosin Community Center, founded in 1990 at 2 Yehiel Dov Dresner Street. Around it a whole complex of sports, culture and leisure has grown, serving all ages, from the toddler playroom to the reading clubs.
Four pools, a sauna, a Jacuzzi, tennis, basketball and soccer courts, a gym, a toddler playroom and spacious lawns. Classes in yoga, Pilates, dance, judo, table tennis and spinning. Open on weekdays from 6:00 AM to 11:00 PM.
Classes, workshops, courses, day camps and shows for all ages. Since 1991 it has been home to the “HaShchenim shel Chich” (Chich’s Neighbors) troupe, whose alumni include Noa Tishby, Yael Bar Zohar and Yehuda Levi.
The neighborhood library inside the community center: about 15,000 books for all ages in Hebrew and English, reading corners, story hours for ages 3 to 6, reading clubs and monthly author meetings.
The main Ramat Aviv Gimel synagogue at 31 Abba Ahimeir Street, another synagogue inaugurated in 2019 that serves all communities, a Chabad House at the Shoster Center, and, at the heart of the neighborhood, Beit HaLochem.

Abba Ahimeir Street is the commercial axis of the neighborhood, with two adjoining shopping centers at its heart. The Elram Center opened in 1983 and has about 60 shops on 6,000 sqm of retail space, including bank branches and 120 parking spaces. Next to it is the Shoster Center, an open, spacious single story building where almost all the cafés have outdoor seating. Opening hours: Sunday to Thursday 8:00 AM to 7:00 PM, Friday 10:00 AM to 3:00 PM.
Between the two centers you will find a supermarket, two pharmacy chains, banks, delis, fashion shops by Israeli designers such as Ronen Chen, Daniela Lehavi and Maya Negri, a long established pizzeria, a hummus place, pastry shops and cafés. A short drive away is Ramat Aviv Mall at 40 Einstein Street, which opened in 1997 and has about 120 shops and luxury brands.

One of the standout advantages of Ramat Aviv Gimel is its connection to nature and the sea on three sides. North of the neighborhood lies the Glilot Ecological Park, with the Ahiya stream, a eucalyptus grove and a sandstone ridge of cyclamens and orchids, and next to it the Afeka Caves, ancient Samaritan burial caves discovered in 1951.
To the west, across Namir Road, are Tel Baruch Beach and HaTzuk Beach. Tel Baruch Beach is one of the largest and most varied beaches in the city, with lawns, volleyball courts, a kitesurfing area and Blue Flag certification. In 2023 a new promenade of about 2 km opened between them, with lookout plazas, sunset corners, a bike path and about 300 new trees, completing the continuous promenade from Bat Yam to Herzliya.
To the south is Yarkon Park, with its 3,750 dunams, the lake, the Sportek and the Meymadion, and next to it the Eretz Israel Museum at 2 Haim Levanon Street and ANU, Museum of the Jewish People on the university campus, which reopened in 2021 after a decade of renovation.

At the Shoster Center stop on Abba Ahimeir Street, lines 6, 12, 24, 126, 171, 418 and 710 stop, toward Kiryat Atidim, the Carmelit terminal, Bat Yam, Holon and Kiryat Ono. Dan lines 7, 13, 25, 54 and 127 also reach the university.
Tel Aviv University station, in the middle of the Ayalon Highway, has operated since 2000. Since 2020 the Jerusalem to Herzliya line, which passes through Ben Gurion Airport, stops there, and a free shuttle runs from it to the campus during the semester.
The Namir station of the Green Line is planned at the junction of Namir Road and Einstein, on the border of the neighborhood. According to the current schedule, the southern section is expected to open in 2028 and the full line in 2030 (estimated).
The neighborhood is bounded by Namir Road to the west and by Keren Kayemet Boulevard and the Afeka neighborhood to the south and east, so getting onto the Ayalon Highway and the Coastal Highway is quick, and the distance to the campus, the mall and the sea is short.
As of August 2026, the average price in Ramat Aviv Gimel is about ₪51,000 to ₪53,000 per sqm, after a drop of 9% to 10% over the past year, a correction from the peak of 2022 and 2023. A 4 room apartment sells for an average of ₪4.2 to ₪4.4 million, and a 5 room apartment for ₪5.8 million and up. In recent deals, prices ranged from about ₪3.1 million for a 62 sqm apartment to ₪8.8 million for a 135 sqm apartment. In purchase prices the neighborhood is more expensive than neighboring Neve Avivim, while rents in both are similar.
The gap between buildings is large, so it is important to know what you are buying: a terraced building from the 1970s with a huge balcony and an active building committee, a 1990s tower with a doorman, lobby, parking and storage, or a row cottage in the north of the neighborhood. Questions of urban renewal, the condition of the elevator, exposures and an open view also change a deal by hundreds of thousands of shekels.
If you are looking for apartments for sale in Ramat Aviv Gimel, the supply splits between a 3 or 4 room apartment in a terraced building with a large balcony, a 5 room apartment for sale in a tower with parking and storage, and a handful of penthouses and cottages in the north of the neighborhood. This is a neighborhood of families with schools within walking distance, so family apartments in Ramat Aviv Gimel are especially sought after. The three neighborhoods make up the “Golden Triangle” of North Tel Aviv, but each has a different character: Ramat Aviv Gimel is urban luxury with towers and terraced buildings and higher purchase prices; Neve Avivim is quieter, greener and more central in relation to the university and the mall; Ramat Aviv HaYeruka is younger and going through urban renewal.
The neighborhood has two public elementary schools: Ramat Aviv Gimel School, named after Israel Epstein, at 83 Feinstein Street, and Bet Zuri at 20 Eliyahu Bet Zuri Street.
