RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in Ramat Aviv Gimel. Maoz Aviv, north of the Yarkon and between Bnei Efraim Street and Refidim Street, is a neighborhood like no other in the city: a cooperative association of about 500 families that maintains all the open spaces, low rise buildings facing a shared garden, and a community life that has led residents of the area to call it a “kibbutz”. We know the neighborhood and the rules of the association, and we guide buyers and sellers all the way to the precise property, including Off Market properties that are not advertised on listing sites.

01 · The character of the neighborhood

The unique character of Maoz Aviv

Maoz Aviv was founded in 1954 as housing for army and security forces personnel, for 742 families, and it was named by David Ben Gurion. The neighborhood and its buildings were designed by the architects Zeev Rechter and Moshe Zarhi, and Rechter won the Rokach Prize for the plan. By the end of 1956 a post office had already opened there, and a rabbi had been appointed.

The construction has been kept almost exactly as planned: 14 buildings that are members of the association and another 12 buildings outside it, all four stories high, and all facing a shared green space. The neighborhood is bounded by Mivtza Kadesh Street to the north, Bnei Efraim Street to the east and south, and Refidim Street to the west, which runs parallel to the Ayalon Highway and is separated from it by a dune.

What makes Maoz Aviv unique is the cooperative association, which brings together about 500 families and maintains all the open spaces. Residents pay it a monthly fee in addition to municipal property tax (arnona), and in return enjoy well kept lawns and an active community, with a community library, a community garden and a composting facility.
