Neve Avivim, also known as Ramat Aviv Bet, is named after the “Neve” company, which built many of its buildings. The first homes went up in the mid 1960s, most of the neighborhood was built in the 1970s, and the last buildings, on Tagore and Yehuda HaNasi streets, were completed in the mid 1990s. Most of the buildings were designed by architect Aharon Doron, a Rokach Prize laureate who lived in the neighborhood himself, and the Tagore buildings were home to the first underground parking garage in Tel Aviv built for residential towers.
The construction is known for apartments that were spacious for their time: buildings of 8 to 14 stories, 18 story towers from the 1980s, 3 room apartments of about 110 sqm and 5 room apartments that reach 200 sqm, with an entry hall and a guest bathroom by the door. The neighborhood covers 776 dunams, 529 of them built up, and has 5,360 housing units.
Its quiet, green and established character has drawn the country’s elite over the years: Yitzhak and Leah Rabin, Shimon and Sonia Peres and Naomi Shemer lived on the same block, and Amos Oz and David Libai were also residents. Today it combines a long established population, young families returning to the neighborhood, and a wave of urban renewal that is changing its skyline.

Neve Avivim is one of the few neighborhoods in Tel Aviv where a family can go through the entire educational path on foot: a kindergarten cluster, two elementary schools and a special education school inside the neighborhood, a six year school on its border, and Tel Aviv University just across Haim Levanon Street.
7 Levitan Street. About 567 students, the largest elementary school in the neighborhood.
22 Andersen Street. About 482 students, with an average of 28 students per class.
6 Yehuda HaNasi Street. A public school for children with special needs, with about 122 students.
The neighborhood’s municipal kindergarten cluster at 6 Dr. Shimshon Chertok Street.
26 Reading Street. The Ramat Aviv campus has operated since 1958, with about 1,500 students, and is one of the leading high schools in Israel.
The campus borders the neighborhood to the east, across Haim Levanon Street. About 26,500 students.

The heart of the community is in the Tagore Garden: the Beit HaShachmat (Chess House) Community Center, which also serves as the national center for chess studies, and next to it a large public library, classes in music, art, robotics and sports, shows and screenings. Around it are public gardens, a country club, a bridge club and synagogues.
34 Yehuda HaNasi Street, open since 1987. A semi Olympic pool, covered in summer and heated in winter, a toddler pool, a gym, tennis, basketball and soccer courts, saunas and a Pilates studio with reformer machines.
Tagore Garden, next to the Israel Chess Federation house at 26 Tagore. Classes for all ages, a large public library, workshops, shows and film screenings.
Yosef Politi Garden between Tagore and Rav Ashi, established in 1987, and Sol and Sisi Mark Garden in the center of the neighborhood, with a dog park and the “Aviv” Scouts troop.
Two synagogues operate at 5 Oppenheimer Street, the Sephardic Heichal Haim and the Ashkenazi Neve Kodesh. At 75 Haim Levanon Street is the Avivim Day Center for seniors, and at 38 Tagore Street is the neighborhood bridge club.

Shopping in Neve Avivim is built on a neighborhood scale, not a mall scale. The Tagore Center, at 30 to 38 Tagore Street, brings together a supermarket, two pharmacy chains, a bank, a café, a home style restaurant and a hardware store. The Yehuda HaNasi 34 Center, next to the country club, is home to a long established general store, a historic café and a bank. At 59 Tagore Street there is a neighborhood bakery.
For bigger shopping trips, Ramat Aviv Mall is at 40 Einstein Street, on the southern border of the neighborhood: it opened in 1997 and has about 20,000 sqm of retail space and 120 shops of luxury and fashion brands, cafés and restaurants.

South of the neighborhood, along Haim Levanon Street, lies the Ramat Aviv museum complex: the Eretz Israel Museum at 2 Haim Levanon, inaugurated in 1959, with pavilions of archaeology, Judaica, glass and ceramics, a planetarium and Tel Qasile, and the Palmach Museum at 10 Haim Levanon, which opened in 2000.
Beyond them stretches Yarkon Park, with its 3,750 dunams, the lake, the pedal boats, the Meymadion, the Sportek and the bike paths. To the west, across Namir Road, is Tel Baruch Beach, one of the largest and most varied beaches in the city, with lawns, water sports, Blue Flag certification and a promenade that connects to the Yarkon Bridge and the Tel Aviv Port.

Metropoline line 12 crosses the neighborhood and stops on Tagore, at the country club, near Yachdav School, at Ramat Aviv Mall, at the Eretz Israel Museum and at the University train station. Other Dan and Metropoline lines stop on Namir Road and Haim Levanon Street.
Tel Aviv University station, in the middle of the Ayalon Highway, has operated since 2000 and also serves the Jerusalem to Herzliya line, which passes through Ben Gurion Airport. During the semester a free shuttle runs from it to the campus.
The Green Line is planned to run along Einstein, Haim Levanon and Brodetsky streets, with the Brodetsky and Tel Aviv University stations on the borders of the neighborhood. The opening is expected between 2028 and 2030.
The neighborhood is bounded by Namir Road to the west, Keren Kayemet Boulevard to the north, Haim Levanon Street to the east and Einstein Street to the south, so getting onto the Ayalon Highway and the Coastal Highway is quick from both sides.
As of September 2026, the average price in Neve Avivim is about ₪49,500 per sqm, almost completely stable over the past year. A resale 4 room apartment sells for an average of ₪4.36 million (up 3%, compared with 2.1% across the city), and in the new buildings a 4 room apartment costs about ₪5.66 million and a 5 room apartment about ₪7.19 million. The median price in the neighborhood, around ₪5 million, is 45% higher than the city average, and the rental yield is relatively low, about 2.2% to 2.5%, as is typical of luxury neighborhoods.
What sets Neve Avivim apart today is urban renewal: after decades in which almost no new buildings went up, 140 apartments are under active construction, and the total inventory in planning and construction reaches about 3,670 apartments with 27 developers. The municipality is drafting a policy document that will balance preserving the character of the neighborhood with the needs of renewal.
For buyers this means two different opportunities: a spacious apartment in an older building at a resale price, sometimes with renewal potential, or a new apartment with parking, storage and an elevator at a higher price. In both cases it is important to check the status of the project, the agreements in the building and the actual timeline.
The properties for sale in Neve Avivim are mostly spacious apartments: a 3 room apartment of about 110 sqm, a 4 room apartment for sale in Neve Avivim in an older or a new building, and 5 room apartments that reach 200 sqm. With Arazim and Nitzanim inside the neighborhood, an apartment near a school in Neve Avivim is almost a given for families. The rental yield is relatively low, so anyone looking at apartments for rent in Neve Avivim or at an investment apartment should focus mainly on stability and long term value.

Two public elementary schools inside the neighborhood: Arazim at 7 Levitan Street and Nitzanim at 22 Andersen Street, as well as Yachdav School for special education and the Chertok Kindergarten Cluster. On the border of the neighborhood is the Alliance six year school at 26 Reading Street, and across Haim Levanon Street is Tel Aviv University.
