What drives the price of a commercial property

With commercial property, a buyer or tenant first asks what the space can generate for a business. Pricing therefore rests on comparable deals in the area, the rental market and the yield, not on price per square meter alone.

01

Location and visibility

Street frontage, foot traffic, and proximity to main transport routes and light rail stations.

02

Tenant and lease

A leased property sells on its yield. The tenant's financial strength, the remaining term and any options directly affect the price.

03

Zoning and permits

The use permitted under the TABA zoning plan (taba) and the building permit, and whether a business license can be obtained for the intended use.

04

Parking and access

Assigned parking, loading and unloading access, accessibility for people with disabilities, and elevators.

05

Flexible layout

The ability to divide the space or combine units, which widens the pool of potential tenants.

06

Holding costs

Arnona (municipal property tax), service charges and the condition of the building systems, all of which a tenant factors into the total cost of occupancy.

The decision

Sell or lease?

Commercial property owners often weigh two paths: realizing the value now, or continuing to enjoy monthly income. The answer depends on the property, the market and your plans, and we examine it with you before anything begins.

  • The current yield compared with the price a sale could achieve
  • How much time remains on the existing lease, and whether the tenant holds options
  • What investment the property will require in the coming years
  • What lies ahead for the area: planning, transport and new developments
  • The tax implications, best reviewed in advance with an accountant

Frequently asked questions

How is the yield on a commercial property calculated?

The basic yield is the annual rent divided by the property price. A property leased at ₪240,000 a year and sold for ₪4,000,000 yields 6%. In practice, the tenant’s financial strength, the remaining lease term and the costs that stay with the owner are also taken into account.

How does a commercial lease differ from a residential one?

Israel’s Fair Rental Law applies to residential apartments only. In a commercial lease the parties negotiate almost everything: term, options, indexation, fit out period, allocation of costs and guarantees. That is why the drafting of the lease carries particular weight.

Should I lease to a tenant who asks for a fit out period?

A fit out period free of rent is standard in the commercial market, especially when the tenant is investing in renovation. It is weighed against the length of the lease and the security provided, and it usually pays off when it secures a strong tenant for a long term.

How is the brokerage fee set in a commercial transaction?

The brokerage fee is agreed in writing before work begins, as in any real estate transaction. Our guide to brokerage fees explains what the law requires.

Is mas shevach (capital gains tax) payable on the sale of a commercial property?

Yes. Most exemptions from mas shevach apply to residential apartments, and on a commercial property the tax is calculated on the real gain. The VAT aspects are also worth reviewing in advance with an accountant or attorney. Our guide to mas shevach
