The moshav considered the most expensive in Israel: nachalot of more than 15 dunams, avocado orchards and citrus groves, a nature reserve to the west, and two interchanges to Highway 4
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in Ramat Aviv Gimel. Bnei Zion, a moshav of the Hof HaSharon Regional Council about 4 km north of Ra’anana, is one of the rarest real estate markets in the country: large nachalot (farm estates) where the residential plot adjoins the farming plot, exceptionally wide yards, and roughly one deal every two years. In a market like this, it is important to also know the properties that never reach the listing sites, which is why we guide buyers and sellers in Bnei Zion with full discretion, including Off Market properties.
The moshav was first called “Givot Ra’anana”, and its name was changed in honor of the American Order of the Sons of Zion (Bnai Zion), which helped establish it and supported the redemption of the first 800 dunams. On the association’s website it also appears as “Kfar Bnei Zion”. The community was established by the Middle Class Department of the Jewish Agency and the Private Agriculture Council.
Settlement on the land took place in March 1947: 15 settlers, private farmers without land of their own, led by Yitzhak Bretschneider. Among them were veterans of the British Army, soldiers of the Jewish Brigade and Holocaust survivors, and Rabbi Abba Hillel Silver spoke at the ceremony. The first homes, built by the RASSCO company, went up on Anshei Bereshit Street and in the pine grove, and by 1949 the village already had 35 families.
In the 1950s the Order funded the access road, the grocery store, the clinic and the community hall, and later also the youth center and the swimming pool. In June 1953 a waterworks was inaugurated that supplied about 250 cubic meters per hour. The core of the moshav is a cooperative agricultural association belonging to the Ihud HaHaklai movement, alongside auxiliary farms, expansion homes and tenants who rent.

At 1 Tzeelon Street inside the moshav, serving Bnei Zion, Batzra and Harutzim. It is named after Adash Friedman, one of the village leaders, and in 2023 it had 269 students.
The council kindergartens in the moshav include Gan Zayit (established in 1996, 25 children), Gan Rimon and Gan Tamar.
The middle school and high school for the council’s children, at Kibbutz Shefayim. Founded in 1972, it has about 1,450 students.

Agriculture is still present in every corner here. The moshav’s farmland covers about 3,000 dunams, mostly citrus groves, including 300 dunams of avocado farmed by the association. According to the council, the community’s economic branches include poultry, flowers, orchards and horse ranches, alongside a gas station, a restaurant and a swimming pool.
30 dunams of lawns and three pools: a leisure pool, an indoor pool and a toddler pool, with mini golf, a basketball court, beach volleyball and play equipment for children. For summer 2026, memberships were offered to only 200 families.
West of the moshav, declared in 1968 and covering 108 dunams. About 300 plant species grow there, and a marked trail of about 400 meters is suitable for families.
An easy 10 km circular bike trail along the Poleg Stream and the edge of the reserve, and horseback riding areas inside the moshav. The council also recommends visiting the Ali Kassem estate.
Gan Milli with lawns and a performance stage, the community hall that also serves as an event hall among lawns, avocado orchards and a grove, and a modest museum near the grocery store about the history of the community and old farm equipment.

Bnei Zion maintains a range of services rare for a moshav of its size: a grocery store, a clinic used by the Meuhedet health fund, a gym, a sports hall, a tennis court, a library and archive, a youth center that also serves Batzra and Harutzim, two active synagogues and a cemetery. The community also has a Dor Alon gas station.
For a good meal you do not need to leave: Goz and Daniel, a bistro that opened more than a decade ago, is open six days a week for lunch and dinner. For major shopping there are centers within a short radius, as the crow flies: Renanim Mall (about 2.6 km), the Neve Zemer Center (about 2.9 km), the Kfar Saba HaYeruka Mall (about 3.7 km) and Hutzot Shefayim (about 3.8 km).
Two interchanges serve the moshav: the Hadarim Interchange, which connects to Highway 4 and in the future also to the east west Route 551, and the Batzra Interchange. As the crow flies, Highway 4 is about 1.7 km from the center of the moshav and Highway 2 about 3.7 km. Near the Hadarim Interchange is the Hadarim Detention Center.
The nearest train stations, as the crow flies: Ra’anana West (about 4.7 km), Beit Yehoshua (about 4.9 km) and Ra’anana South (about 5.4 km).
Bus stops are mapped in the community, including “Grocery Store/Anshei Bereshit” and “Bnei Zion Junction”. It is worth checking the lines and frequency against the current timetable.
According to a real estate appraiser quoted in ynet (June 2024), Bnei Zion is considered the most expensive and prestigious moshav in Israel. Nachalot trade between ₪20 and ₪35 million, depending on the size and quality of the home, and the average price stands at about ₪30 million. Most nachalot are larger than 15 dunams, and some are 15 to 17 dunams. Unlike many moshavim, the residential plot and the private farming plot adjoin each other, which is why the yards here are exceptionally large.
The market is very thin, roughly one deal every two years. According to Israel Tax Authority data cited in the article, in October 2021 a property of more than 12,000 sqm sold for ₪32.5 million, in November 2021 a property of more than 14,000 sqm for ₪29.3 million, and in April 2022 a property of more than 11,000 sqm for ₪24.6 million. Since October 7, 2023, the market has frozen, and a ₪70 million deal was canceled. The Dirobot database currently shows no registered deals for the moshav.
The supply in Bnei Zion consists mainly of nachalot: a nachala for sale in Bnei Zion of more than 15 dunams, with an exceptionally wide yard, alongside homes in the community expansion and in Shikun HaBanim, where young families have arrived. Tenants also live in the moshav, and for anyone considering real estate investments in Bnei Zion, the plan for a third unit that could be split off and sold affects the value. In deals like these, professional guidance in selling a property is especially important.

A deal in Bnei Zion is a deal worth tens of millions in a market with almost no comparison data. The value depends on the size of the nachala, the state of construction and permits, the existing and future units and the location within the moshav, and the gap between a correct price and an inflated one can reach millions.
RS Nadlan has worked since 2015 in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, knows Bnei Zion and the neighboring moshavim, and holds a unique property database, including properties that are not advertised on listing sites. We guide buyers and sellers with full discretion, from the first meeting to the handing over of the keys.
As a broker in Bnei Zion, we examine every nachala in depth: the size of the plot, the state of construction and permits, the two permitted housing units and the plan for a third unit, and the location within the moshav. Our real estate brokerage service in Bnei Zion covers selling and buying nachalot and expansion homes, and a nachala valuation in Bnei Zion based on the few deals registered and on close knowledge of the market.
For those who want to sell a nachala in Bnei Zion, we act as a luxury property agency in Bnei Zion: exclusive brokerage, discreet marketing to screened buyers from our client database, and when needed, an Off Market property with no advertising on listing sites. Buyers looking for properties for sale in Bnei Zion also get access to properties that were not offered publicly, and anyone looking for a smaller nachala in the neighboring moshav will find us as a real estate agency in Batzra.
According to an appraiser quoted in ynet (June 2024), nachalot trade between ₪20 and ₪35 million, depending on the size and quality of the home, with an average of about ₪30 million. The market is very thin, so every property requires an individual valuation.
Most nachalot are larger than 15 dunams, and some are 15 to 17 dunams. The residential plot and the private farming plot adjoin each other, which is why the yards are exceptionally large.
Elementary school is at the Hovav Community School at 1 Tzeelon Street in the moshav, shared by Bnei Zion, Batzra and Harutzim. For early childhood there are council kindergartens, and for middle and high school children attend the Hof HaSharon Joint School at Kibbutz Shefayim.
Today two housing units may be built on a nachala, and the council is advancing a plan for a third unit that could be split off and sold. The status of the plan affects the value, so it is worth checking before any deal.
RS Nadlan’s offices are located at Kashani 3G, Ramat Aviv Gimel, Tel Aviv. Visits by appointment only. You can leave your details in the form at the bottom of the page, and a real estate advisor will get back to you for an introductory call and more details.
Choose a real estate agency in Bnei Zion that understands nachalot: the size of the plot, the adjacency of the residential plot and the farming plot, the permit status and the third unit plan. Ask for pricing based on real deals and not on asking prices, a written and discreet marketing plan for the exclusivity period, transparent brokerage fees agreed in writing in advance, and real availability for viewings and questions throughout the deal. It is also worth checking that the broker holds a valid brokerage license.
