RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in Ramat Aviv Gimel. The Lamed neighborhood, or Plan Lamed, between Levi Eshkol Boulevard and Namir Road, is one of the most family oriented and stable neighborhoods in the north of the city: 6 to 8 story buildings from the 1970s, the municipal Lamed Country Club, a school, a medical clinic and synagogues inside the neighborhood, and prices that are relatively affordable compared with the surrounding neighborhoods. We guide buyers and sellers in Lamed all the way to the exact right property, including Off Market properties that are not advertised on listing sites.

01 · The character of the neighborhood

The unique character of Lamed

According to one version, the neighborhood’s name comes from a town building plan for the area across the Yarkon from the Mandate period, called Plan L. In January 1964 the Israel Land Administration decided to sell 1,600 dunams in the area to a partnership of the government, the municipality and three banks, and on June 24, 1969 the cornerstone was laid in the presence of Pinchas Sapir. The neighborhood was designed by architect Yitzhak Perlstein, the planner of Ramat Aviv.

Most of the buildings were built in the early 1970s, 6 to 8 stories high, and in the 1990s Green Lamed and the Neve buildings were added. The neighborhood extends from Levi Eshkol Boulevard in the west to Namir Road in the east, and from Shai Agnon Street in the south to Einstein Street in the north. In 1998 its name was changed from Shikun Lamed to the Lamed neighborhood, and in April 2022 it celebrated 50 years, in the presence of the mayor and about 1,500 residents.

The Lamed neighborhood is highly sought after among young families: almost everything you need is inside the neighborhood, and it sits right next to Ramat Aviv, Ramat Aviv Mall and the sea.

04 · Shopping and transportation

Shopping, buses and the Green Line

The neighborhood has three small shopping centers. For a large shopping center, residents head to the Shoster Center in Ramat Aviv Gimel or to Ramat Aviv Mall, both close by.

The main streets are Yehuda Burla and Levi Eshkol, with Namir Road on the eastern border. At the Burla and Levi Eshkol stops, lines 6, 6A, 8, 9, 26, 33, 71 and 125 stop, and at the junction of Namir and Einstein many city and intercity lines stop. The ride by public transportation to the city center takes about 25 to 30 minutes. The sunken Green Line section on Einstein Street was completed in February 2026.

05 · The real estate market

Apartment prices in Lamed

₪3.8M to ₪4M4 rooms, 100 sqm
₪5M to ₪5.2MAsking price for 125 sqm apartments
20%Decline compared with three years ago

According to Bizportal (July 2026), prices in old Plan Lamed range around ₪38,000 to ₪40,000 per sqm, a drop of about 20% from prices that approached ₪50,000 per sqm about three years ago. Apartments of 4 rooms and 100 sqm sell for ₪3.8 to ₪4 million, while apartments of 125 sqm are offered at ₪5 to ₪5.2 million and are struggling to sell. The lack of safe rooms and balconies in the older buildings weighs on demand.

For buyers, this is exactly the opportunity: an entry price that is relatively low for Ramat Aviv, with potential that will grow as the renewal projects move forward.

The properties for sale in Lamed are mainly 4 room apartments of about 100 sqm and larger apartments of 125 sqm, in buildings of 6 to 8 stories. It is a natural address for anyone looking for a family apartment in Lamed, with Aran School, the kindergartens and the country club inside the neighborhood. Anyone moving up from a smaller apartment will find answers in the guide Moving up: sell first or buy first, and a home valuation in Lamed will help set the right price for today’s market.

07 · Why RS Nadlan

A real estate agency in Lamed that knows every building

An RS Nadlan broker guiding a couple of clients on a tour of an apartment in Lamed

In Lamed, the difference between an apartment that sells fast and one that struggles lies in the details: a safe room, a balcony, an elevator, the condition of the building and its stage of renewal. A smart seller needs to price according to today’s market, and a smart buyer needs to know which building is about to get TAMA 38 or Pinui Binui.

RS Nadlan has worked in Ramat Aviv and North Tel Aviv since 2015, minutes from the neighborhood, and holds a unique property database, including properties that are not advertised on listing sites. We guide buyers and sellers from the first meeting to the handing over of the keys.

Anyone looking for a broker in Lamed needs someone who knows the buildings on Burla, Bareli and Levi Eshkol, knows which building is already on its way to TAMA 38 or Pinui Binui, and prices an apartment according to real deals rather than the prices of three years ago. Our real estate brokerage in Lamed covers sales, purchases and rentals, valuations and marketing apartments in Lamed to young families looking for an entry price that is relatively affordable for Ramat Aviv. Anyone looking for newer construction, north of the neighborhood, will find details on the real estate agency in New Ramat Aviv page.

For apartment owners who want to sell an apartment in Lamed, we offer exclusive brokerage with a marketing plan that presents even an apartment without a safe room or balcony in the right light, including exposure to buyers through our database of Off Market properties, and for buyers we present apartments for sale in Lamed that do not always reach the listing sites.
