In HaPark the houses are similar in age and size, so differences in price come down to the details: the position on the street, proximity to the park, the size of the plot, a basement, and the condition of the house after two decades. In recent deals the gap between houses reached about ₪1 million, so we price each property against deals on the same street and for the same type of house, not against a neighborhood average.
