The neighborhood where Pinui Binui (evacuation and reconstruction) began in Tel Aviv: new towers next to long “train” blocks, a community country club with pools, and the wadi of the Pardesim stream just to the east
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in Ramat Aviv Gimel. Neve Sharet, southeast of Tzahala and east of Ramat HaHayal, is a neighborhood in the northeast of the city that is going through one of the largest waves of urban renewal in Tel Aviv: 1960s train buildings are being replaced by towers of 25 and 30 stories, and more than a thousand new apartments are in planning. We know the compounds and the stages of the projects, and we guide buyers and sellers all the way to the precise property, including Off Market properties that are not advertised on listing sites.
Neve Sharet began as the “Yad HaMaavir” transit camp, which was named after Shikun Dan, and by early 1950 more than 500 families were already living there, most of them immigrants from North Africa. The transit camp stood on the land where Kiryat Atidim is today. In 1962 it was decided to expand the site into a neighborhood of 3,000 housing units, in 1964 it was called “South Tzahala”, and in 1967 its current name was set, after Moshe Sharett, Israel’s second prime minister.
In the early 1980s the neighborhood was included in the Neighborhood Rehabilitation Project, and in 2011 the first building of the first Pinui Binui project to be occupied in the city was demolished there. It belongs to District 2, northwest of Kiryat Atidim, southeast of Tzahala, east of Ramat HaHayal and west of the Pardesim stream, and to its east and north lie agricultural fields.
The community is diverse: in the south of the neighborhood is the Gur Hasidic community of Kiryat HaRim Levin, and the neighborhood has 10 synagogues and a mikveh. People who grew up in Neve Sharet include Eli Yatzpan, Michaela Berku and Herzl Avitan.

The neighborhood has about 12 kindergarten classes in public kindergartens run by the municipality, Na’amat, WIZO, Emunah and others, including kindergartens on HaTzanhanim Street, Rama Street, Philadelphia, Ahi Dakar and at 25 Nemirover. For early childhood there is also “HaHamama”, the early childhood center at 15 Kehilat Cleveland, and the neighborhood has a music conservatory.

The community heart of Neve Sharet is the Neve Sharet Community Country Club, at 4 Kehilat Cleveland Street. It has a gym, a large outdoor pool, children’s pools, a heated indoor pool, a Jacuzzi and saunas, tennis and squash courts, a spa, a library and a music center.
“The wadi of Neve Sharet”, a seasonal stream and tributary of the Yarkon east of the neighborhood, underwent ecological restoration in cooperation with the Yarkon Drainage Authority and the Society for the Protection of Nature in Israel. Access is from the end of Korazim Street.

The neighborhood borders Tzahala, and to its east and north are agricultural fields, which give it an open edge that is rare in the city.

Neve Sharet has three shopping centers: two small ones, with up to five shops, and one with about 20 shops. Many of the businesses are concentrated on Beit El Street: the My Market supermarket at 14 Beit El, Pizza Shemesh and Narcos at 12 Beit El, and the kosher hummus place “HaPina 14” at 14 Beit El. For health care, the neighborhood has a Clalit regional clinic and a municipal family health center.
East of the neighborhood is Atidim Park, formerly Kiryat Atidim, which opened in 1975 and is home to the 35 story, 150 meter Atidim Tower, completed in 2011. The Rama Adirim plan will add a 1,000 sqm commercial frontage on the ground floors.
The terminal was built in the 1990s to consolidate the Dan lines that served Neve Sharet and Ramat HaHayal, and thanks to it the neighborhood enjoys many frequent lines.
At the Beit El and Dvora HaNevia stop, Dan lines 42 and 44 and Metropoline line 7 stop.
According to Wikipedia, one of the branches of the Green Line is supposed to end in the neighborhood. The Ramat HaHayal branch ends on Raoul Wallenberg Street, and according to the municipality the line is expected to start operating in 2030.

In Neve Sharet, the value of an apartment depends first and foremost on which compound it is in: a train building in a plan that has already been approved, a building that has not yet started the process, or an apartment in a new tower. So anyone selling or buying needs a precise picture of the building, not an average.
RS Nadlan has worked in North Tel Aviv since 2015, follows the renewal plans in the neighborhood and holds a unique property database, including properties that are not advertised on listing sites. We guide buyers and sellers from the first meeting to the handing over of the keys.
A broker in Neve Sharet needs to distinguish between an apartment in a train building waiting for a plan, an apartment in a compound that has already been approved and an apartment in a tower that is already occupied, and to explain to the buyer and the seller what each stage means for the price. Real estate brokerage in Neve Sharet with us covers selling, buying and renting, and a home valuation in Neve Sharet based on real deals in the compound itself, especially in a market where the median fell over the past year. We also work as a real estate agency in Tzahala next door.
In marketing apartments in Neve Sharet and selling an apartment in Neve Sharet, we work with exclusive brokerage and a written marketing plan, presentation to buyers from our database and the option of quiet marketing as an Off Market property. Anyone looking for apartments for sale in Neve Sharet, in an older building or a new tower, also gets offers from us that have not yet been advertised.
