The private home neighborhood of Tel Aviv: founded for officers in 1951, green and quiet as a village, and considered one of the most prestigious in Israel
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv, and it guides deals in the city’s villa neighborhoods. Our offices are in Ramat Aviv Gimel. Tzahala is one of the few areas of Tel Aviv that have remained almost entirely ground level homes: quiet streets, large gardens, houses passed down from family to family, and only about a dozen deals a year in total. In a market like this, whoever knows the homes and their owners gets there first. We guide buyers and sellers in Tzahala with complete discretion, including Off Market properties that are not advertised on listing sites.
Tzahala was the first neighborhood established as part of the housing projects for career soldiers, through the army’s housing administration. Because it was the first neighborhood for senior army officers, its inauguration in 1951 was attended by Prime Minister and Defense Minister David Ben Gurion and Chief of Staff Yigael Yadin, who also came up with the name “Tzahala,” after Tzahal, the IDF. In 1952 the neighborhood was annexed to Tel Aviv.
The original construction included about 500 single story ground level homes, of 60 to 124 sqm, on half dunam lots, most of them single family homes. Over the years most of the homes were expanded and upgraded, and many were replaced with modern villas. Even today, 94% of the buildings in the neighborhood are one or two stories.
According to reports, over the years Tzahala was home to Moshe Dayan, Yitzhak Rabin, Ariel Sharon and Chaim Herzog. Today it is home to some of the country’s top business figures, and is considered one of the wealthiest and most prestigious neighborhoods in Israel. It is bordered by HaMishtala to the north, Moshe Sneh Street to the west, Dvora HaNevia Street to the south and Neve Sharet to the east, and its main street is Tzahal Street.

The neighborhood school serves four nearby neighborhoods and is known for its gifted programs. Kindergartens operate in Ganei Tzahala and Ramot Tzahala, and there are other elementary schools in the area.
3 Asael Street. About 486 students and 31 teachers. Serves Tzahala, Ganei Tzahala, Ramot Tzahala and HaMishtala.
Tzahala School runs gifted programs in science, arts, math and English, and is designated a leading school in educational technology.
The nearby neighborhoods are also home to HaMishtala School and Ramat HaHayal School.

Community life in Tzahala centers on Avner Street: the community center, the library and the neighborhood sports club. The sports club is a rare case: it is jointly owned by the association and the residents themselves.
Serves Tzahala, Ganei Tzahala, Ramot Tzahala and HaMishtala. Classes in dance, music, sports, art, environment, sustainability and coding, activities for seniors and holiday events.

Tzahala was built with almost no commerce, on purpose. The shopping center at 71 Tzahal Street includes a supermarket, a bank branch and cafés, with a few more neighborhood businesses around it. In Ganei Tzahala, north of Tzahal Street, there is a small center on Avuka Street with a grocery store, a café and two shops.
For bigger shopping trips, Ramat Aviv Mall, Azrieli Center and Big Fashion Glilot with Cinema City are a short drive away, and Kiryat Atidim, with Atidim Tower and Raphael Hospital, is just to the east.
71 Tzahal. The chain describes it as its most picturesque branch, with a village atmosphere. Sunday to Friday 8:30 AM to 10:00 PM.
73 Ir Shemesh. A neighborhood bistro since 2009, Sunday to Thursday 8:00 AM to 11:00 PM, Friday until 3:00 PM.
19 Weisburg.
71 Tzahal. A First International Bank brand since 2019.
4 Yehonatan, branch 419. 8:00 AM to 1:30 PM, by appointment.

The homes on the northeastern edge of Tzahala border the open spaces of Ramat HaSharon, and to the south stretches Yarkon Park, 3,750 dunams of lawns, paths and lakes, which begins at the employment zone of neighboring Ramat HaHayal.
To the west, across the Ayalon Highway, is Ramat Aviv’s museum complex: the Eretz Israel Museum at 2 Haim Levanon Street and the Palmach Museum at 10 Haim Levanon Street. And on the western border of the neighborhood, along Moshe Sneh Street, lies the Kiryat Shaul Military Cemetery, founded in 1951.

Moshe Sneh Road on the western border and Pinchas Rosen Road, the main north to south axis of the city’s northeast, connect Tzahala to the Ayalon Highway, Route 5 and the city center.
The neighborhood’s bus stops are along Moshe Sneh, Tzahal Street, Dvora HaNevia and Bnei Efraim. Tel Aviv University train station, with lines to Jerusalem, Beersheba, Nahariya and Netanya, is a short drive away.
On the northeastern branch of the Green Line, Neve Sharet and Dvora HaNevia stations are planned, on the edges of the neighborhood. According to the municipality, the Green Line is expected to start operating in 2030.
As in other villa neighborhoods, in Tzahala a private car is part of life. The advantage: there is no through traffic, and the inner streets are quiet almost all day long.
Tzahala is an especially thin market: according to Bizportal (September 2026), about 250 deals in total have been recorded in the neighborhood, meaning 12 to 13 per year, about 2% of the housing stock. The most notable deal is a villa with 728 sqm of built area on HaShoshanim Street, which sold for about ₪62 million and was the most expensive deal in Tel Aviv in 2024. It borders an open area of Ramat HaSharon, and its lot is much larger than the typical lot in the neighborhood, 500 to 800 sqm.
Beyond the record deals, the picture is varied. Currently on the market are a 7 room house with about 250 sqm of built area for ₪7.95 million, and a new 8 room villa for ₪19.6 million. According to Bizportal (October 2024), villas of 400 sqm and up trade at ₪13 to ₪14 million, and quality villas at ₪20 to ₪25 million, after an increase in value of about 50% in six years. In nearby Ganei Tzahala and Ramot Tzahala, 3 to 5 room apartments were offered at ₪2.6 to ₪7.5 million (September 2025).
Among the properties for sale in Tzahala you will find original homes that have been expanded, such as a 7 room, 250 sqm house, alongside new 8 room villas. A private home for sale in Tzahala is especially suited to families, and Tzahala School on Asael Street serves the neighborhood. If you are looking for a 3 to 5 room apartment, you will find one in nearby Ganei Tzahala and Ramot Tzahala. And as for what your home is worth, the answer starts with a property valuation in Tzahala.

In a neighborhood where fewer than 15 deals close each year, every deal is a story of its own: a half dunam lot versus a one dunam lot, an original house versus a new villa, unused building rights, and a border with open space that changes the value.
RS Nadlan has worked in North Tel Aviv since 2015, guides deals in the city’s villa neighborhoods and holds a quality database of buyers and unadvertised properties. We work with complete discretion, from the first meeting to the handing over of the keys.
Anyone looking for a broker in Tzahala needs someone who knows how to read a lot: half a dunam versus a larger lot, an original single story house versus a new villa, and building rights not yet used. Real estate brokerage in Tzahala with us covers the sale and purchase of private homes and luxury properties, a valuation based on the few deals recorded in the neighborhood, and pricing that also takes registration delays into account.
For anyone planning a home sale in Tzahala, we offer exclusive brokerage with a discreet marketing plan, and sometimes a quiet sale as an Off Market property, approaching buyers from our database directly. For buyers, we find villas and homes for sale in Tzahala, and recommend starting with the guide to buying a private home in Tzahala. We also work as a real estate agency in Ramat HaSharon, whose open spaces border the neighborhood.
The range is very wide. In the September 2026 listings, a 7 room, 250 sqm house is offered at ₪7.95 million, and a new 8 room villa at ₪19.6 million. Quality villas trade at ₪20 to ₪25 million, and the record deal, a 728 sqm villa on HaShoshanim Street, closed at about ₪62 million.
Tzahala itself is the original private home neighborhood from the 1950s. Ganei Tzahala, north of Tzahal Street, was built in the early 1970s with 4 and 6 story apartment buildings and later ground level homes. Ramot Tzahala, south of Tzahal Street, has apartment buildings of up to 3 stories from the 1970s alongside ground level homes.
Tzahala Elementary School at 3 Asael Street, with about 486 students, serves Tzahala, Ganei Tzahala, Ramot Tzahala and HaMishtala. The school runs gifted programs in science, arts, math and English.
Most residents hold on to their homes for decades, and the neighborhood is almost entirely ground level homes, with no large apartment buildings. So only 12 to 13 deals close each year, and some homes are sold through direct approaches without being advertised.
RS Nadlan’s offices are at Kashani 3G, Ramat Aviv Gimel, Tel Aviv. Visits by appointment only. You can leave your details in the form at the bottom of the page, and a real estate advisor will get back to you for an introductory call and more details.
It is worth choosing someone who knows the streets and the lots, from Tzahal Street to HaShoshanim, and knows how to distinguish between the value of the land and the value of the existing house. Ask for pricing based on registered deals rather than asking prices, a discreet, written marketing plan for the exclusivity period, a transparent commission agreed in advance and a valid license (how to check a brokerage license). A good real estate agency in Tzahala also knows buyers who are searching quietly, because some homes here are sold without being advertised.
