RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in Ramat Aviv Gimel. South Afeka is the half of the Afeka neighborhood south of Keren Kayemet Boulevard, right next to the Tel Aviv University campus and the Faculty of Medicine. It is the smaller part of the neighborhood, yet some of the most expensive deals in the neighborhood have been recorded on its streets. We know the streets, the homes and the building plans, and we guide buyers and sellers with discretion, including Off Market properties that are not advertised on listing sites. You will find the story of Afeka as a whole, from the Afek Association to the present day, on the main page on Afeka.

01 · The character of the neighborhood

What exactly is South Afeka

The municipality has no neighborhood called “South Afeka”. On the official neighborhood map there is a single neighborhood, Afeka, and the split into north and south is common in neighborhood guides and in the real estate market, with Keren Kayemet Boulevard as the dividing line. South Afeka is the smaller of the two: according to the municipality’s address layer it has 292 addresses, compared with 324 in the north.

It is bounded to the south by Klatchkin Street, facing the Faculty of Medicine, and to the east by the Ayalon Highway. Its streets are Motta Gur, Komemiyut, Shamir, Manya and Israel, Shai, Shfeya, Zelig, Arzei Yehuda, Klatchkin, Yosef Aricha, Mivtachim, and the stretch of Haim Levanon between numbers 80 and 94. Tel Aviv Online describes Motta Gur and Zelig, between the campus and Keren Kayemet Boulevard, as part of one of the most prestigious areas in Afeka, and Motta Gur as a street at the heart of an area of low rise construction.

A familiar symbol of this part is the Yad Avner building at 10 Zelig Street. It was originally designed as the neighborhood’s community house, and since 1971 it has served the university’s Department of Geography. A community policing center also operates in the same building.

08 · Why RS Nadlan

A real estate agency in South Afeka for rare properties

An RS Nadlan broker guiding a couple of clients on a tour of a villa in South Afeka

In South Afeka the supply is especially small, and the gaps are large: from an apartment in a TAMA 38 building to a villa worth tens of millions, all within a radius of a few streets. The size of the lot, what may be built on it, and what is planned on the next street determine the value more than any listing.

RS Nadlan has worked in North Tel Aviv since 2015, knows the homeowners and the deals that have closed in the neighborhood, and holds a unique property database, including properties that were never advertised. We guide buyers and sellers from the first meeting to the handing over of the keys, with complete discretion.

A broker in South Afeka works in a small and rare market: a villa on a lot on Shfeya or Komemiyut, a new house on Motta Gur, or an apartment in a TAMA 38 building on Manya and Israel. Our real estate brokerage in South Afeka covers selling and buying, lot and building rights checks, and a home valuation in South Afeka based on actual deals on the street itself rather than an average for all of Afeka. North of Keren Kayemet Boulevard, we also work as a real estate agency in North Afeka.

For sellers, we work as a luxury property agency in South Afeka: exclusive brokerage with a written marketing plan, or quiet marketing as an Off Market property to buyers in our database, so that selling an apartment with a broker in South Afeka or selling a villa is done with discretion. Anyone looking for a house or apartments for sale in South Afeka also gets offers from us that were never advertised.
