A small, green neighborhood in the northeast of the city: Pagoda Hill with a view over Tel Aviv, the Top Dan Center at its doorstep, and a wide range of homes, from apartments in buildings to row cottages
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in Ramat Aviv Gimel. Revivim, between Dvora HaNevia Street and Petahya Street and between Pinchas Rosen and Mishmar HaYarden, is a compact, quiet neighborhood that was built in stages over four decades, and so it offers a rare variety of properties: units in apartment buildings, garden apartments, and semi detached, single family and row cottages. We know the neighborhood and what is changing around it, and we guide buyers and sellers all the way to the precise property, including Off Market properties that are not advertised on listing sites.
Before there was a neighborhood here, the site was home to the “Kutna” factory, founded in 1942 and in operation until the early 1960s, in a compound that later became known as “Ta’as Revivim”. In 1956 the first five residential buildings went up on Revivim Street, and the neighborhood took its name from them. For about twenty years these buildings stood cut off from the neighborhoods around them.
In the late 1970s a construction boom arrived, and in the 1990s hundreds of housing units were added around the Ta’as compound. The result is a neighborhood where every street tells of a different era, with apartment buildings alongside rows of cottages.
The neighborhood is bounded by Dvora HaNevia to the north, Petahya to the south, Pinchas Rosen to the west and Mishmar HaYarden to the east, and its neighbors are Shikun Dan, Ramat HaHayal, Tzahala and Neot Afeka. Its area is 375 dunams according to Wikipedia, and about 381 dunams in the municipality’s neighborhood map layer.

There is no elementary school within Revivim. According to the municipality’s enrollment zones, the neighborhood is assigned to Ramat HaHayal School in the adjacent neighborhood, and within the neighborhood there are kindergartens and a daycare center for young children.
65 Kam Street, in the adjacent neighborhood of Ramat HaHayal. 558 students (2023), with a sports hall. On the Hon website (2019) it was rated 93, especially high for the city.
The kindergarten cluster at 7 Bartonov Street, with four public kindergartens for ages 3 to 5, operating in the 2026 to 2027 school year. At 3 Bartonov is the “Pashut Gan” daycare center, with two classes.
8 Even Sapir Street, in the adjacent neighborhood of Shikun Dan. A six year school with 1,410 students (2023), serving the northeast of the city.

The symbol of the neighborhood is Pagoda Hill, the park on Revivim Street. It was once simply called “the Hill”, and after a renovation a pagoda was built at its center, and since then it has been called Pagoda Hill or Revivim Park. The hill opens onto a view of Tel Aviv.
The large park on Bartonov Street, the Bartonov grove, an open basketball court and a dog run. Next to them are Chemerinsky Park and the park on Rivka Guber Street.
The “Beit Hana” garden at 100 Pinchas Rosen Street, tended by residents.
Revivim belongs to the Northeast community district. The nearest centers are Beit Kimchi and Beit Kosar in the adjacent neighborhood of Ramat HaHayal, and the Neve Sharet Country Club, in the adjacent neighborhood of Neve Sharet, with pools and a gym.
South of the neighborhoods across the Yarkon lies Yarkon Park, about 3,750 dunams of lawns, a lake and paths that run all the way to the sea.

On the western edge of the neighborhood, at 72 Pinchas Rosen Street, stands the Top Dan Center, with a parking garage for 382 vehicles. In the center and around it on Pinchas Rosen Street you will find a Tiv Taam branch, McDonald’s, Domino’s Pizza, “Yayin VeOd”, the “Netah Katzavim” butcher shop and the “Shik Shak Shuk” grocery.
Inside the neighborhood, on Arie Disenchik Street, there is a neighborhood shopping strip that covers most everyday needs. And a short drive away are the restaurants of the Ramat HaHayal business district and Ayalon Mall, next to the train station.

In Revivim, a row cottage, a garden apartment and an apartment in a building entering TAMA 38 can stand on the same street, and each of them is priced differently. The future impact of the Green Line and of the Dan Garage project on the neighborhood is also part of the calculation.
RS Nadlan has worked in North Tel Aviv since 2015, knows the variety of properties in the northeast of the city, and holds a quality buyer database and properties that are not advertised. We guide buyers and sellers from the first meeting to the handing over of the keys.
Anyone looking for a broker in Revivim needs to know the differences between the apartment buildings on Dvora HaNevia, the row cottages and the apartments on Disenchik Street, and to price each property by real deals, not by an average. Real estate brokerage in Revivim with us covers selling and buying, a valuation based on deals, and marketing apartments in Revivim with an organized plan, just like our work as a real estate agency in Ramat HaHayal next door.
For anyone planning on selling an apartment in Revivim, we offer exclusive brokerage with targeted exposure to our buyer database, including a discreet sale as an Off Market property. For buyers, we find apartments for sale in Revivim, garden apartments and cottages, and for every property we check its proximity to the Dan Garage and the Green Line, and also whether the building is on its way to TAMA 38 (more on that in the urban renewal guide).

South of the neighborhood, about 750 apartments are planned in buildings of 15 to 19 stories, with retail and space for public buildings. The District Court rejected the residents’ petition in August 2026. For every property it is worth examining its proximity to the project and the impact of the construction on the view and on traffic.
The offices of RS Nadlan are at Kashani 3G, Ramat Aviv Gimel, Tel Aviv. Visits by appointment only. You can leave your details in the form at the bottom of the page, and a real estate advisor will get back to you for an introductory call and more details.
Choose someone who knows the neighborhood street by street, from Bartonov to Dvora HaNevia, and knows the price difference between a row cottage and an apartment in an apartment building. Ask for pricing based on real deals in Tel Aviv, not in the Revivim of Rishon LeZion, a written marketing plan for the exclusivity period, a transparent commission up front and a valid license (how to check a broker’s license). A good real estate agency in Revivim will also explain the impact of the Dan Garage and the Green Line on the property.
