What actually happened to prices
After years in which prices in Ramat Aviv Gimel climbed steadily, the past twelve months changed direction. The drop of roughly 10% is part of a broader correction running across Tel Aviv: looking at the past three years, resale apartments in the city are down an average of about 20% from the peak levels of 2022 and 2023.
It is important to read that decline correctly. It is not a sign that the neighborhood has weakened. Supply is limited, the reputation is established, and demand from families who want to stay in Tel Aviv in a quiet setting has not gone anywhere. What changed is how much buyers are able to pay.
Why now
The interest rate environment and higher financing costs have shrunk the pool of buyers who can complete a transaction at these price levels. When a four room apartment sits at about NIS 4.4 million and a five room apartment at about NIS 5.8 million, anyone arriving without substantial equity struggles to close.
The effect shows up in both the number of transactions and the price sellers manage to achieve. The market is slow, and negotiating power has moved to the buyer’s side of the table.
What this means if you are buying here
This is a period in which negotiation genuinely matters. A buyer who comes prepared, with financing in place and a clear picture of the real price range on the street where the apartment stands, can close on terms that were not available in a strong market.
Keep in mind that Ramat Aviv Gimel is not one uniform neighborhood. It holds older buildings from the 1980s alongside new projects, and the gap between those two products is wide. An average price for a whole neighborhood is a starting point, never a valuation for a particular apartment.
What this means if you are selling
An asking price set against transactions from 2022 simply will not close today. The sellers who succeed in this market are the ones who price against the most recent deals on their own street, present the apartment in a condition that justifies the price, and come to the table with realistic expectations.
An apartment that sits for months at too high a price loses interest, and in the end sells for less than it would have fetched had it been priced correctly from the start.
