The Old North was built in the 1930s and 1940s north of the city’s original core, and the name was meant to distinguish it from the New North, built after the founding of the state. According to the municipality, District 3 stretches from the Yarkon stream in the north to the line of Bograshov, Ben Zion Boulevard and Marmorek in the south, and from Ibn Gabirol in the east to the sea in the west. The main north to south streets are Dizengoff, Ben Yehuda and Ibn Gabirol, and the east to west streets are Nordau, Jabotinsky, Arlozorov, Ben Gurion and Frishman.
The foundation of the neighborhood is the Geddes Plan, drawn up from 1927 to 1929 by Sir Patrick Geddes and approved in 1932: blocks of about 200 meters, bounded by four main streets, with a public garden at their center, and buildings set in the middle of the lot, surrounded by a garden. Its first residents were mostly well off immigrants from Central Europe, hence the nickname “Tzfoni” (northerner).
In 2003 the White City was declared a UNESCO World Heritage Site, with more than 4,000 International Style buildings, the largest concentration in the world, and the urban fabric of the Old North was recognized as part of it.

The Old North is home to some of the oldest and best known schools in the city, some dating back to the 1920s and 1930s.
19 Mendele Mocher Sforim Street. Founded in 1926 and considered the first elementary school in the city. About 465 students. Its alumni include Tirtza Atar and Uri Zohar.
248 HaYarkon Street. Founded in 1931, an experimental school where students study through grade 9. About 444 students in the elementary grades. Arik Einstein studied there.
Ussishkin at 31 Shimon HaTarsi Street, with about 385 students, and Graetz at 5 Adam HaCohen Street, with about 619 students.
227 Ben Yehuda Street. Founded in 1953, the only secondary school in the Old North, with about 858 students.
A center for science education on HaPardes Street near City Hall, since 1991 a physics and chemistry campus at the 5 unit level for students from across the city.
On Dov Hoz Street, near Gordon Street, where Einstein grew up. It was given his name in August 2020.

The green of the Old North is made up of the boulevards and the Geddes pocket gardens. Ben Gurion Boulevard, called Keren Kayemet Boulevard until 1974, is lined with International Style residential buildings designated for preservation, and some of them still have the stone protective walls from the War of Independence. Nordau Boulevard was the northern edge of the city in the 1920s.
A park on a sandstone ridge about 20 meters above Hilton Beach, between Atarim Square and Nordau Boulevard. Inaugurated in 1953.
A Geddes Plan pocket garden between Dizengoff and Mandelstamm, home to the largest ficus tree in the city.
Rabin Square, about 17 dunams in front of City Hall, and Gan HaIr to its north, with a shopping center, a residential tower and a public garden.
David Ben Gurion’s home at 17 Ben Gurion Boulevard, today a museum, and the Zaritsky Artists’ House at 9 Elharizi Street, with changing exhibitions.

Under the Geddes Plan, the north to south streets were designated for commerce, and in practice Ibn Gabirol, Dizengoff, Ben Yehuda and HaYarkon are the neighborhood’s commercial streets. Dizengoff starts at Ibn Gabirol and ends at Tel Aviv Port, Ben Yehuda runs from Mograbi Square and merges with Dizengoff in the north, and at the heart of Basel Street, 650 meters from Dizengoff to Ibn Gabirol, there is a public shopping area. Around Masaryk Square, near Frishman Street, there are many cafés.

Tel Aviv Port operated at the mouth of the Yarkon from 1938 to 1965 and was known as “the first Hebrew port.” Its restoration began in 2001, and in December 2004 it became an entertainment complex. To its south stretches a row of beaches: Metzitzim Beach, the separate beach at Nordau, Hilton Beach below Independence Park, Gordon Beach, one of the widest in the city, and Frishman Beach.
Opposite Atarim Square lies Tel Aviv Marina with six piers, and next to it Gordon Pool, a 50 meter Olympic pool built in 1956 and reopened in 2009. To the north, across the Yarkon, is Yarkon Park, 3,750 dunams, the second largest park in the country.

It will run along Arlozorov and Ben Yehuda, with Ibn Gabirol Arlozorov, Dizengoff and Gordon stations. Planned opening date: July 2028, and delays have been reported.
It will run underground along Ibn Gabirol, the eastern border of the neighborhood, with Rabin, Ibn Gabirol Arlozorov and Yehuda HaMaccabi stations. The southern section is expected in 2028 and the full line in 2030.
Tel Aviv Savidor Center station, the main Israel Railways passenger station in the city, is at the eastern end of the Arlozorov axis. And throughout the neighborhood there are bike paths and Metrofun stations.
According to deals reported to the Tax Authority (dirobot), 736 deals were recorded in the northern part of the Old North from January 2023 to July 2026, with a median price of ₪3.75 million and a median of ₪65,124 per sqm, about 25% above the city median of ₪51,845. In the southern part, 585 deals were recorded, with a median price of ₪3.77 million and a median of ₪61,311 per sqm.
Prices are stable and high: in the northern part, the median ranged from ₪63,446 to ₪67,282 per sqm in 2023 to 2026. Examples from July 2026: a 4 room, 100 sqm apartment on Basel Street sold for ₪7.75 million, and a 4 room, 93 sqm apartment on Zlatopolsky Street for ₪8.5 million, about ₪91,400 per sqm.
The properties for sale in the Old North include apartments in multistory buildings, penthouses and garden apartments in the northern part, and mainly apartments and penthouses in the southern part. Anyone looking for a 4 room apartment for sale in the Old North should know that such deals closed in 2026 at ₪7.75 to ₪8.5 million, and the price per sqm here is about a quarter higher than the city median. And since more than half of the apartments in the city center are occupied by renters, an investment apartment in the Old North is especially sought after, alongside apartments for rent in the Old North.

In the Old North, two apartments of the same size can differ by millions: a building under strict preservation or one that went through TAMA, a floor with an elevator or without, a balcony facing the boulevard or the courtyard, and proximity to the sea or to a square. Elementary schools include Tel Nordau, A.D. Gordon, Ussishkin and Graetz. The only high school in the neighborhood is Ironi Heh at 227 Ben Yehuda Street.
