A moshava established by immigrants from Germany that became the most prestigious address in the Sharon: villas on one dunam lots, tree lined boulevards and a small, well established independent municipality between Herzliya and Rishpon
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in Ramat Aviv Gimel. Kfar Shmaryahu is one of the most sought after and well established communities in Israel: fewer than 2,000 residents, almost only villas, a minimum lot of one dunam and a location right next to Highway 2, just minutes from the sea. In a market where only a few deals are recorded each year, knowing the homes, the planning rules and the owners is the advantage. We guide buyers and sellers in Kfar Shmaryahu with full discretion, including Off Market properties that are not advertised on listing sites.
Kfar Shmaryahu was founded on May 20, 1937, as an agricultural community, by 55 Zionist families who immigrated from Germany in the Fifth Aliyah, with the help of the RASSCO company. The original area, 600 dunams, was intended for 40 full farms, and the community was named after the Zionist activist Shmaryahu Levin. After World War II, another 24 families of Holocaust survivors settled there. The first community hall, Beit Levin, inaugurated in 1939, still serves as the council building today.
After the reparations agreement, in 1958 the village gradually shifted from agriculture to an urban character, and the farms became private homes. Today almost all the homes in Kfar Shmaryahu are villas, and construction is limited to a minimum lot of one dunam, zoned as “residential in a rural community”. This has preserved the fabric of the village: quiet streets, large gardens and little density.
Kfar Shmaryahu has been an independent municipal authority since 1950, not part of a regional council, and in December 2021 it was declared a “Rashut Eitana” (financially robust authority). It borders Rishpon to the north and Herzliya on the other three sides, about 9 km north of Tel Aviv. On the socioeconomic cluster scale it is ranked 10 out of 10, second in the country, and its average salary (2023) stands at ₪31,560 a month, more than two and a half times the national average.

The education system in the village is small and intimate. The elementary school was established in 1958 together with the neighboring moshav of Rishpon, and to this day it serves the children of Kfar Shmaryahu, Rishpon and Glil Yam. Matriculation eligibility in the community stood at 80.6% in the 2023 to 2024 school year.
17 HaOranim Street. About 344 students and 25 teaching staff according to Ministry of Education data (2023), an average of 27 students per class.
Gan Te’ena (ages 3 to 4), Gan Gefen (ages 4 to 5, on Shvil HaTapuzim) and Gan Rimon (compulsory kindergarten, ages 5 to 6).
The council website refers students to the Hof HaSharon Joint School, the comprehensive school in Shefayim, with about 1,388 students (2023).
The community also has the “Kalanit” center, which offers occupational therapy, speech therapy and remedial teaching for children with learning disabilities.

The cultural heart of the village is the Weil Center at 4 HaNote’a Street, and next to it a whole complex of community institutions.
A sports hall, dance studios, a gym, a 270 seat auditorium, galleries and a library. Next to it are a senior center, a music center, the Beit Rishonim Museum and a soccer field.
Tennis courts, an indoor swimming pool, gyms and classes. In addition, a skatepark built in 2017 with funding from Mifal HaPais, with bike and skateboard tracks.
Two playgrounds on HaNoter Street and HaNote’a Street, fitness equipment on HaNoter Street, a mini pitch and artificial turf.
The Orthodox synagogue “Heichal HaBanim”, a Reform community founded in 1962, one of the first in Israel, and a public library from 1954 with 24,656 items.
For history lovers: the Beit Rishonim Museum at 24 HaZore’a Street tells the story of the first settlers, and in the north of the community are the Shmaryahu Caves, about 100 burial caves from the 5th century.

The commercial center of Kfar Shmaryahu is at Kikar HaRishonim, in the southern part of the community, with shops, cafés and restaurants. One of the longest standing is BUTCH, the new branding of the Yuzi butcher shop, which has operated in the commercial center for more than 40 years and today combines a butcher shop, a deli and a burger joint (May 2026).
Beyond that, the village enjoys everything Herzliya offers around it, and the sea is close: a 2024 article about a deal described HaVradim Street as “just minutes from the beach”.
The Rabin Interchange (formerly the Shmaryahu Interchange) on Highway 2, inaugurated in 1995 as a sunken road, and the Shmaryahu East Interchange, fully opened in December 2018, which connects to the Ayalon Highway and Route 531.
Since 2012 the shoulder of Highway 2 between the Poleg Interchange and the Kfar Shmaryahu Interchange has served as a public transportation lane.
Herzliya train station is about 2.6 km as the crow flies from the center of the community, and Ra’anana West about 2.9 km. A Metro station is planned near Reichman University (2026).
Kfar Shmaryahu is a market of few deals and high sums. According to a broker and a resident quoted in ynet (2023), a lot of about one dunam starts at about ₪15 million, and with the construction of the home it reaches ₪25 to ₪30 million and more. The residential plot of a nachala (farm estate) covers 7.5 dunams, and an attorney who lives in the community said that “whoever buys today at ₪40 million is getting an excellent deal”. At the other end of the market, in October 2024 an old home in half of a semi detached house on HaVradim Street, 95 sqm on a 300 sqm lot, sold within two weeks for ₪6.6 million. In September 2024 a deal on HaSadot Street was registered with the Israel Tax Authority: 7 rooms, 190 sqm, ₪8,992,000.
The supply in Kfar Shmaryahu is almost entirely villas: a villa for sale in Kfar Shmaryahu on a one dunam lot, a nachala with a large residential plot, and sometimes an older home on a smaller lot, as in the HaVradim Street deal. For anyone considering real estate investments in Kfar Shmaryahu, the gap between asking prices and actual deals calls for precise pricing, and in deals of this size, professional guidance in selling a property is an essential part of the result.

It raises questions of building rights on a one dunam lot, of nachalot and subdivision into lots, of plans around the community, and of a large gap between asking prices and actual deals. And almost always, buyers and sellers ask for discretion.
