Bavli, between Namir Road and the Ayalon Highway, is a neighborhood going through one of the biggest transformations in the city: alongside the older buildings from the 1960s, the Park Bavli towers have gone up, and about 3,349 apartments are under construction or in planning. The neighborhood is named after the Babylonian Talmud, and many of its streets bear names from the literature of the Sages, such as Yerushalmi, HaMishna, Tosefta and HaZohar, and the names of rabbis, such as Herzog, Uziel, Toledano and Kosovsky. It was built from 1957 as public housing, buildings of 4 to 15 stories went up in the mid 1960s, and in the mid 1980s the southern part, around Pa’amoni Street, was built to an even higher standard, with a view of the Ayalon.
The neighborhood is bounded by Namir Road to the west, Yarkon Park and the Yarkon River to the north, the Ayalon Highway to the east and Derech HaHalacha to the south, over an area of 1,294 dunams. According to TheMarker, most of the older buildings are 4 to 6 stories high, and many of them are going through renewal to 7 or 8 stories with balconies and safe rooms.
At the center of the neighborhood stands Tel Hashash, a 21 meter high hill planted with Abramovich Garden, with the sculpture “Interpretations” from 1995 and a Byzantine winepress. Remains from the Hasmonean period through the Talmudic period were found on the tel, and it faces Tel Qasile on the northern bank of the Yarkon.

The neighborhood elementary school is one of the largest in the north of the city, and the community center runs many classes inside the schools themselves.

The great advantage of Bavli is its proximity to Yarkon Park, 3,750 dunams of lawns, gardens and lakes that stretch right along the northern border of the neighborhood. The Yarkon Bridge and two pedestrian and bicycle bridges connect the neighborhood to the northern bank of the river.

A home for residents from early childhood to the senior years, with more than 30 classes held in the schools. According to a report from February 2025, the municipality is building a new permanent building for the center.
The Sportek, the public sports center established in 1978, at 42 Rokach Boulevard, and the Bavli petting zoo in the park, near Kosovsky Street, with deer, ibex and birds.
The Ahavat Achim Synagogue at 7 HaKnesset HaGdola Street serves as a center for the religious community in the neighborhood. On Tel Hashash is the 13.5 dunam Abramovich Garden.

The Dekel Center was built in the late 1960s and included 100 apartments and a shopping center of 17 shops. It was once home to the Dekel Cinema, with about 1,000 seats, and its building now houses a neighborhood café. On Herzog Street there is a café and a bank, and on Yerushalmi Street a clinic and a pharmacy.
For large supermarkets and shopping, nearby Yehuda HaMaccabi Street offers chain branches, and Ramat Aviv Mall is across the Yarkon.

Dan line 14 runs inside the neighborhood, with stops on Kosovsky and Herzog streets. Lines 22, 25, 45, 71, 89, 125 and others also run near Yerushalmi Street.
Tel Aviv Savidor Center station, with 13.4 million passengers in 2025, the 2000 Terminal and the Arlozorov station of the Red Line, which has operated since August 2023.
The Namir and Ibn Gabirol Arlozorov stations are planned on the Green Line. According to ynet (January 2026), the southern section will open in 2028 and the full line to Herzliya in 2030.
Namir Road and the Ayalon Highway, on both sides of the neighborhood, allow a quick exit north and south, and Dizengoff Center is about a 20 minute drive away.
According to Merkaz HaNadlan (March 2026, 2025 data), a new 3 room apartment in Bavli costs about ₪5.6 million, a new 4 room apartment about ₪7.5 million and a new 5 room apartment about ₪8.9 million. A resale 4 room apartment costs about ₪6.2 million, about 44% above the city average. Between 2024 and 2025 the average price rose by about 1.4%, and the number of deals fell by about 4.7%. According to TheMarker, the average rent in the neighborhood is about ₪10,000 per month.

Buyers in Bavli have two paths: an apartment in an older building, sometimes with renewal potential, or an apartment in a new tower with a view of the park and the city.
