People looking for apartments for sale in Ramat HaSharon usually come from the direction of North Tel Aviv: families widening their search northward, toward a green, quiet city with low rise construction, calm residential streets and a strong community, a short drive from Ramat Aviv, Tzahala and the employment centers of Glilot and Herzliya Pituach. But Ramat HaSharon is not one market. There are large differences between its neighborhoods in the type of properties, their character and price, and anyone who arrives unprepared may miss exactly the property that suits them. At RS Nadlan we operate in Ramat HaSharon and North Tel Aviv, and in this guide we bring order to what is worth knowing before you start searching.
Why buyers choose Ramat HaSharon
Ramat HaSharon offers a combination that is hard to find in the Gush Dan metropolitan area: an almost rural atmosphere, plenty of greenery and open fields on the edges of the city, and still immediate proximity to Tel Aviv. Access to Route 5, the Glilot interchange and Route 2 connects the city to the whole of central Israel. Families come for the education system, the youth movements and community life, and couples at a second stage of life come looking for a house with a garden or a large garden apartment, which in Tel Aviv would cost much more or are simply almost nonexistent in the supply.
The main neighborhoods and what characterizes each one
To search for apartments for sale in Ramat HaSharon properly, you need to know the map. These are the areas buyers ask about most:
- The city center and the Sokolov Street area: the commercial and social heart of the city, with cafes, shops and services within walking distance. The supply is varied, from older houses on large plots to new boutique buildings.
- Neve Magen: an older neighborhood in the heart of the city established in the 1950s, with semi detached houses that have been expanded over the years, quiet streets and a distinctly family atmosphere.
- Neve Rom: in the west of the city, a neighborhood established in the 1960s and characterized by villas and semi detached houses on quiet streets at the edge of the fields.
- Morasha: in the east of the city. An older neighborhood now being renewed with residential towers, and next to it Neve Re’im with streets of cottages and gardens.
- Neve Gan: an enclave of Ramat HaSharon on the border with North Tel Aviv, with new construction, apartments with parking and a safe room (mamad) and contemporary planning, which attracts young families looking for a new apartment.
Beyond these neighborhoods, construction and renewal plans are being promoted in the city that add a supply of apartments in taller buildings. It is worth checking in advance which plan applies to the street that interests you and what is set to be built around it. An overview of all the neighborhoods is gathered on our page real estate agency in Ramat HaSharon.
Which type of property suits you
In Ramat HaSharon, the decision on the type of property is no less important than the neighborhood. A private house or a cottage gives space, a garden and privacy, but requires maintenance and a higher budget. A garden apartment is a good compromise for someone who wants a garden without running a whole house. An apartment in a new building offers an elevator, parking, a safe room and low maintenance costs, and is especially suitable for upgraders and those moving from an apartment in Tel Aviv. Before starting viewings, it is worth sitting down and defining three things: how many rooms you really need, what matters more, a garden or new construction, and what the total budget is, including purchase tax (mas rechisha), renovation and associated costs.
Apartments for sale in Ramat HaSharon: what to check before buying
The general legal and planning checks, from the land registry extract (nesach tabu) to the building file, are detailed in our guide checks before buying an apartment. In Ramat HaSharon there are three points that require special attention:
- Building rights on the plot: for a ground level house, check with the city’s planning and building committee how many rights have been used, how many remain and which plans apply to the plot and its surroundings.
- Shared ownership agreements (heskem shituf): in semi detached houses and shared plots, the registered shared ownership agreement determines who may build and where. Without it, even a simple extension may get stuck.
- Old additions: in older houses, additions that did not always receive a permit are common, and it is important to know about this before signing, not after.
Common buyer mistakes in Ramat HaSharon
The first mistake is falling in love with a house before checking the plot. In a ground level house, the value lies no less in the building rights and the state of registration than in the interior design. The second mistake is comparing neighborhoods only by price per square meter, without taking into account plot size, exposures and proximity to schools. The third mistake is comparing with asking prices in listings instead of transactions actually signed on the same street and for the same type of property. And the fourth is arriving unprepared: good properties on the quiet streets often sell quickly, and anyone who arrives with a clear budget and an approval in principle for a mortgage is in a much better position.
Ramat HaSharon or North Tel Aviv
Many buyers hesitate between the two. North Tel Aviv offers urban life, proximity to the sea, the university and wider public transport, and properties considered very stable over time. Ramat HaSharon usually offers more space and greenery for the same budget, quiet and a community atmosphere. The decision depends on your priorities: someone who wants to walk everywhere will feel at home in Tel Aviv, and someone looking for space for children and a garden will find great value in Ramat HaSharon. Anyone who wants to compare from the Tel Aviv side as well can start with an overview of the neighborhoods of North Tel Aviv.
How we guide buyers
We guide buyers on both sides of the border, which makes it possible to present a real comparison between properties and not just between listings: familiarity with the buildings and streets, analysis of transactions actually signed and negotiation based on data. You can read about the full process on our page looking for a property to buy.
