Selling an apartment in Ramat Aviv Gimel is a process of several months that begins well before the first listing and ends only when the keys pass to the buyer and the mortgage is cleared. This guide goes through every stage in order: the decision and timing, the documents, the asking price, the buyers, the viewings, the negotiation, the contract and the handover. At each stage we note what matters most in the neighborhood, and where to go deeper in dedicated articles.
Before you decide: goal, timing and the next home
The first question when selling an apartment in Ramat Aviv Gimel is not what the apartment is worth, but what the sale needs to make possible. A seller moving to a larger apartment in the neighborhood, a couple downsizing after the children have left, heirs selling a parent’s apartment and an investor realizing an asset are all selling the same apartment, but with entirely different priorities.
Three decisions are worth making before you go to market:
- What matters more, price or time. A seller who can wait can start at a more ambitious price. A seller who has already signed for another apartment needs a price that draws offers quickly.
- Preferred handover date. Many buyers in the neighborhood are trading up and are selling an apartment themselves. A flexible handover date widens the pool of buyers.
- Sell first or buy first. Each route carries different risks, and they are set out in our guide for buyers trading up: sell first or buy first.
It is also worth checking the tax side early. On the sale of a sole residence there is usually an exemption from capital gains tax (mas shevach), but it has conditions and a ceiling, and for an additional apartment the calculation is entirely different. The full explanation is in our article on capital gains tax on an apartment sale, and every specific case should be reviewed with a tax advisor or lawyer.
Documents for selling an apartment in Ramat Aviv Gimel
A seller who comes to market with an orderly document file saves weeks at the contract stage and avoids surprises that push the price down. Most buildings in the neighborhood are registered as a condominium at the Land Registry Office, but it is worth confirming this in the extract for the specific apartment.
| Document | Where to get it | Why it is needed |
|---|---|---|
| Current land registry extract (nesach tabu) | The Ministry of Justice land registration website | Shows ownership, mortgages, caveats (he’arat azhara) and attached parking and storage |
| Condominium plan (tashrit) | The Land Registry Office | Confirms the location of parking and storage and the registered area of the apartment |
| Building permit and approved plans | The building file at the Tel Aviv municipality | The buyer and their lawyer will check that the current layout matches the permit |
| Mortgage payoff balance letter | The lending bank | Needed for the contract and for planning the payment schedule |
| Building committee details | The condominium representatives (va’ad bayit) | Monthly fee, arrears, planned works |
| Urban renewal documents | The building representatives or the residents’ lawyer | Signed agreement, planning stage, identity of the developer; directly affects the buyer |
| Inheritance order or probate order (tzav yerusha or tzav kiyum tzava’a) | The Registrar of Inheritance or the court | Only when the apartment was inherited |
If there is a mortgage on the apartment, this stage is also the time to ask the bank for the payoff balance and the expected fees. The full explanation is in our article on selling an apartment with a mortgage. If the apartment was inherited, there are additional steps, explained in our article on selling an inherited apartment.
The asking price when selling an apartment in Ramat Aviv Gimel
The asking price is the decision that affects the outcome of selling an apartment in Ramat Aviv Gimel more than anything else. The neighborhood includes older buildings from the 1970s, taller buildings, towers from the 1990s and new projects, so a neighborhood average per square meter is almost always misleading. The right comparison is with transactions closed in the building itself and in buildings of the same type, adjusted for floor, parking, elevator, safe room (mamad) and the condition of the apartment.
These value drivers are explained in depth in our article on apartment prices in Ramat Aviv Gimel. Here it is important to remember one principle: buyers in the neighborhood compare listings every week. An apartment that goes out at too high a price mainly helps competing apartments look like good value. Before listing, we recommend obtaining a property valuation based on transactions.
Who is buying apartments in Ramat Aviv Gimel today
Understanding the buyer helps you decide what to emphasize in marketing and what to prepare in advance. Four groups stand out in the neighborhood:
- Buyers trading up from the neighborhood and nearby areas. They know the buildings, know what sold and for how much, and ask precise questions. They will appreciate orderly documents and real data.
- Families coming from outside the neighborhood. They look mainly for space, proximity to the elementary schools and sports centers, and a safe room or nearby protected space. For them the handover date is tied to the school year.
- Downsizers. Sometimes they move from a private house or a large apartment in the north of the city or the Sharon. They look for an elevator, parking and a well maintained building, and are sometimes willing to pay more for an apartment that needs no renovation.
- Buyers looking for renewal potential. They are interested in older buildings and their planning status, and are willing to give up immediate comfort.
Who the neighborhood suits and why is discussed at length in our article on who living in Ramat Aviv Gimel suits. From the seller’s point of view, what matters is identifying which group the apartment suits best, and building the listing, the photos and the answers around that group’s questions.
Marketing: broad exposure or controlled exposure
Before going to market you need to decide how broad the marketing will be. Broad exposure, on listing sites, social networks and in cooperation with other agencies, brings the largest number of inquiries and suits most apartments in the neighborhood. Controlled exposure, to a short list of suitable buyers and selected agencies, suits sellers who prefer privacy or apartments that are exceptional in price and features.
In either case, three things are worth setting in advance:
- Consistent materials. The same photos, the same floor plan and the same price on every channel. Different prices in the same week damage the apartment’s credibility.
- Who handles inquiries. An inquiry not answered on the day it was sent often moves on to another apartment. Decide who answers and who coordinates viewings.
- A review point. A fixed date, usually after a few weeks, at which you look at the number of inquiries, viewings and offers and decide whether to change anything.
Sellers who choose to work exclusively with one agency can read how such a work plan looks in practice, step by step, in our article on exclusive listings in Ramat Aviv Gimel.
Viewings: what buyers in the neighborhood ask
A good viewing is one in which the buyer gets an answer to every material question before walking out the door. These are the questions that come up again and again in the neighborhood:
- Parking: whether it is registered as an attached right in the extract, whether it is covered, and whether it is in a garage or an open lot.
- Safe room: a safe room became mandatory in new construction only in the early 1990s, so in the older buildings of the neighborhood there usually is none. The buyer will want to know where the nearest shelter or protected space is.
- Elevator and building maintenance: the building committee fee, recent works and planned works.
- Urban renewal: whether the building has signed with a developer, what stage the plan is at, and what it means for someone buying now.
- Renovations: what was done, when, and whether there is a permit for structural changes or for enclosing a balcony.
In terms of organization, it is better to group viewings into fixed time slots than to schedule each one separately. That way the apartment is always ready, buyers see that there is interest, and the seller does not live in a state of constant preparation. How to prepare the home and yourselves for viewings is explained in our article on preparing your home for buyer viewings.
Negotiation and common conditions
Negotiation when selling an apartment in Ramat Aviv Gimel is only partly about price. Often the terms are worth more than a difference of a few tens of thousands of shekels. These are the points that come up in almost every deal:
- Handover date. A seller who needs time to move can concede a little on price in exchange for a later handover, and vice versa.
- Payment schedule. How much is paid on signing, when the buyer’s mortgage funds arrive, and how much remains until handover.
- Dependence on the buyer’s mortgage. A buyer who has not yet received approval in principle from the bank brings risk into the deal. It is worth asking to see such an approval before moving on to the contract.
- Dependence on the buyer’s own sale. A buyer who needs to sell an apartment to finance the purchase is a good buyer, but you need a timetable that takes this into account.
- What stays in the apartment. Air conditioners, closets, kitchen, light fittings. It is worth agreeing in writing already at the offer stage.
When several offers arrive at once, compare not only the amount but also the certainty: mortgage approval in principle, available equity and a handover date that suits you. A slightly lower offer with high certainty is often worth more.
From signing to handing over the keys
From the moment a price is agreed, the parties’ lawyers manage the contract. Avoid signing a memorandum of understanding before your lawyer has seen it, because even a short document can be binding. The key clauses of the agreement, from the payment schedule to agreed damages, are explained in our article on the apartment sale agreement.
After signing, these are the main stages:
- Reporting to the Israel Tax Authority. The Real Estate Taxation Law requires the seller and the buyer to file a declaration within 30 days of the transaction. The lawyer usually files the report.
- Repaying the mortgage. The buyer’s funds are transferred to the seller’s bank under the letter of intent, and the bank removes the lien after repayment.
- Clearances from the authorities. A municipal certificate of no debts for the transfer of rights, and settlement of the betterment levy (hetel hashbacha) if required. The betterment levy applies when an approved plan has raised the value of the property, and it is usually paid on realization, for example on a sale.
- Handover. Meter readings, transfer of utility accounts, handing over keys and remotes, and documenting the condition of the apartment in writing and in photos.
- Registration. The buyer’s lawyer registers the rights in the buyer’s name at the Land Registry Office.
Example: how much is left for the seller
An example for illustration only, in round numbers, of the sale of a sole residence in Ramat Aviv Gimel that meets the conditions for the capital gains tax exemption:
| Item | Amount |
|---|---|
| Sale price | ₪4,800,000 |
| Brokerage fee of 2% plus VAT at 18% | ₪113,280 |
| Legal fees, for this example 0.5% plus VAT | ₪28,320 |
| Mortgage balance to repay | ₪900,000 |
| Early repayment fee, estimate | ₪12,000 |
| Moving and relocation costs, estimate | ₪10,000 |
| Estimated balance left for the seller | ₪3,736,400 |
The brokerage and legal fee rates are agreed in each transaction, and the early repayment fee depends on the mortgage tracks and the interest rate at the time of repayment. The example does not include capital gains tax, because it assumes an exemption for a sole residence. For an apartment that is not exempt, the tax can be the largest item in the table, so it is important to calculate it in advance with a tax advisor.
Frequently asked questions
How long does selling an apartment in Ramat Aviv Gimel take?
It depends mainly on the asking price and the type of apartment. Once agreement is reached, the contract is usually signed within a few weeks, and the handover is set by agreement, sometimes several months after signing.
Which documents do you need to sell an apartment?
A current land registry extract, the condominium plan, a balance letter from the bank if there is a mortgage, building committee details, and urban renewal documents if the building is in a process. Later on, the lawyer will also require clearances from the municipality and the Israel Tax Authority.
Do you pay capital gains tax on the sale of a sole residence?
In many cases there is an exemption, but it depends on conditions and has a ceiling. It is worth reviewing your specific case with a tax advisor before committing to a price. The full explanation is in our article on capital gains tax.
Can you sell an apartment that has a mortgage on it?
Yes, and it is the common situation. The mortgage is repaid from the buyer’s funds under a letter of intent from the bank, and the lien is removed after repayment.
When is the betterment levy paid?
The betterment levy applies when an approved plan has raised the value of the property, and it is usually paid at the time of realization, for example on a sale. The levy is set in an assessment by the local planning committee, and the lawyer will check whether there is a charge before the transfer.
Is it worth giving an agency an exclusive listing?
Exclusivity can improve the outcome when it is backed by a written marketing plan and review points. How such a plan looks is explained in our article on exclusive listings in Ramat Aviv Gimel.
