A green, well established city in the Sharon: Weizmann Street undergoing renewal, a 250 dunam park, new neighborhoods and a real estate market entering a wave of urban renewal
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in Ramat Aviv Gimel. Kfar Saba is a city of gardens and boulevards, with one of the highest resident satisfaction ratings in the country, a long established shopping street undergoing renewal, and new neighborhoods such as Kfar Saba HaYeruka. The city’s housing supply grew slowly for years, and now a large wave of urban renewal is beginning. We know the neighborhoods and the projects, and we guide buyers and sellers all the way to the precise property, including Off Market properties that are not advertised on listing sites.
The lands of Kfar Saba were purchased in 1892 by entrepreneurs from Petah Tikva, led by Yechiel Michel Pines, and 1903 is considered the year the Jewish community was founded. David Ben Gurion worked here in 1907 and wrote to his father about the fresh air. During World War I the moshava sat on the front line, and by September 1918 it was completely destroyed. On April 1, 1962, it was declared a city.
What remains from the past is the Khan, built in 1906 and destroyed three times, which today serves the municipality. Next to it stand the two eucalyptus trees that appear in the city’s emblem. The municipality reports about 1,300 dunams of landscaped areas and first place in the country in resident satisfaction three years in a row, according to the Central Bureau of Statistics survey for 2020.
The Central Bureau of Statistics estimate stands at 98,729 residents, and according to Globes (December 2025), Kfar Saba is the first city to drop off the list of large cities after falling below 100,000. The municipal registry, on the other hand, lists 112,315 residents (August 2026).

The price per sqm estimates on the cards are from Nadlan Shark (September 2026).
First populated in 2012, it is the first neighborhood the Ministry of Interior recognized as a green neighborhood. KS 60 is close to the city center and Meir Hospital, and KS 80 is close to Ra’anana and HaYeruka Mall.

Yitzhak Wald Park, the largest park in the city, spreads over about 250 dunams in its east, near Levita Stadium. It opened in 2008 and has an ecological pond, a skatepark, a petting corner, a hedge maze and a barbecue area, and according to the municipality also padel courts, trampolines and a ninja area.
In the northwest of the city, on an orchard purchased by Baron Felix de Menasce in 1936, it became one of the largest private gardens in the country.
Athletics fields, the country club, Levita Stadium and the Sportek, established in 2000 at 1 Derech Kedumim. Next to them is Country Galei HaSharon, with pools and a gym.

Weizmann Street was ranked ninth among Israel’s leading shopping streets in 2018. On June 28, 2026, a project to renew it began in three sections, about a year for each section, including the renewal of the historic colonnades.
The old industrial zone is home to Teva, Simmons and the yes center, and in the east of the city the “Atir Yeda” zone is dedicated to high tech. At 57 Ben Gurion Street stands Beit HaPoalim Amal, designed in 1936 by Arieh Sharon, a Bauhaus graduate, with an 800 seat hall.

Kfar Saba Nordau station on the Sharon railway, adjacent to Route 531, opened in April 2003.
About 70 buses an hour run along Weizmann Street, which is why a public transportation lane was built there. The M1 Metro line is planned to include five stations in the city: Kfar Saba East, Alkalai, Kfar Saba Center, Weizmann and Tchernichovsky.
According to deals reported to the Israel Tax Authority from January 2023 to August 2026, the median apartment price in Kfar Saba is ₪2,800,000, and ₪31,677 per sqm. In Kfar Saba HaYeruka the average size per deal is 123 sqm, and in July 2026 a 143 sqm apartment at 3 Yair Rosenblum Street sold for ₪4.55 million. According to Globes, only 6,219 apartments have been added to the city since 2012, less than half the number in Netanya and Petah Tikva, and that is what makes urban renewal the main factor in the market:
Most of the supply in Kfar Saba is apartments in residential buildings: a large apartment for sale in Kfar Saba HaYeruka, where the average size per deal is 123 sqm, an older apartment in Yoseftal or Eliezer, and a new apartment in the renewal projects in Tkuma. The price per sqm in Kfar Saba varies between neighborhoods, and families looking for an apartment near a school in Kfar Saba will find three high schools on Azar Street alone. Anyone considering real estate investments in Kfar Saba will benefit from the guide to urban renewal and Pinui Binui (evacuation and reconstruction).

In Kfar Saba, the important decision is not only which neighborhood, but what stage of renewal the building is in: an old apartment in Yoseftal, an apartment in a project that received Form 4 in Tkuma, and a new apartment in HaYeruka are three completely different decisions, with different risks and opportunities.
RS Nadlan has worked since 2015 in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, follows the plans in the city and holds a unique property database, including properties that are not advertised. We guide buyers and sellers from the first meeting to the handing over of the keys.
