Ramat HaSharon received city status only in 2002, after decades as a moshava, and it still keeps about 40% of its area open, an exceptional figure in the Gush Dan region. The story begins in 1922, when a group from Jaffa called “Ir Shalom” bought 2,000 dunams. The community was founded in 1923, and the name “Ramat HaSharon” was chosen in a competition in 1928. The strawberry became the unofficial symbol of the agricultural moshava, and Naomi Shemer mentioned it in her 1987 song “Tut” (Strawberry).
Even today the city feels different: the old moshava grows at a measured pace, and most of the new construction is planned in the neighborhoods next to Tel Aviv. The historic water tower near Rothberg High School is the municipality’s emblem.
The population is especially well off: socioeconomic cluster 9 out of 10 (2021 index), an average wage of ₪22,051 in 2023, almost double the national average, and 87.9% eligibility for a matriculation certificate in the 2023 to 2024 school year.

Each quarter has its own history, type of construction and price level. The price estimates per sqm are from Nadlan Shark, which does not give a date on its page.
An enclave across Route 5, between Kiryat Shaul Cemetery and North Tel Baruch, which was once an independent moshava called Kiryat Shaul. The highest estimate in the city, and the neighborhood where the most changes are planned.
“HaMaaravit” (the western side): ground level homes and an established population. Kiryat Ye’arim grew around Shikun Lita, which was built for Holocaust survivors.
The heart of the old moshava, home to Beit HaRishonim, the only building declared for preservation, which serves as a geological museum.
Built in the 1970s and 1980s on former orchards, between Sokolov and Ussishkin, and made up mostly of apartment buildings. Most of the city’s luxury deals were recorded here.
Established in 1954 for British Army veterans and IDF officers, and most of its houses are ground level homes.
Morasha was established between 1953 and 1957 for immigrants from the transit camp, and expanded into Neve Reim, which attracted a more affluent population. The Rimon School of Music operates here.
Next to them is Neve Rasco, built by the Rasco company in the late 1960s on the Matalon orchard, with an estimate of about ₪35,300 per sqm.
At the end of 2024 the city had 27 schools with 11,837 students. The student figures on the cards are for 2023.

The main park is HaNetzach Park, about 40 dunams on HaNetzach Street, with an ecological pond, sports facilities and bike paths. Six community centers operate across the city, and in its south are the Afeka Caves, Samaritan burial caves from the 2nd to the 6th centuries.
24 courts and Canada Stadium with about 4,500 seats, since 1976. Until 1996 it hosted an ATP Tour tournament, and Amos Mansdorf and Gilad Bloom came up through it.
Ramat HaSharon Country Club at 50 HaBanim Street, since 1976, with indoor and outdoor pools, and the Sharonit municipal pool in the east of the city. In August 2026 the municipality was instructed to plan a municipal country club in Neve Gan.
The Yoav Dagon Sculpture Garden, with 15 sculptures, and Gan HaBanim at 28 Weizmann Boulevard.
In planning: 300 dunams with a pump track and sports fields.

The main commercial streets are Sokolov and Ussishkin, and alongside them are small centers in Neve Magen, Neve Rasco and Kiryat Ye’arim. Lev Cinema, formerly Kochav Cinema, has operated continuously since 1948.
In the west of the city are Cinema City Glilot, since 2002, with 31 screens and about 6,000 seats, and BIG Fashion Glilot, a 44,000 sqm open air mall that opened in February 2025.

Route 2 to the west, Route 4 to the east, Route 5 to the south and the Ayalon Highway between them. The main artery is Sokolov, Route 482, and the main entrance is at the HaKfar HaYarok interchange. The northern section of the western bypass road goes into construction in 2026 and will connect Neve Gan to the west of the city and on to Herzliya.
There is no train station in the city, and two are planned. An M1 station is planned at the junction of Sokolov and Bialik, and in the Glilot South quarter a transportation hub with M1 and M3 stations and a train station.
Metropoline operates the lines, including internal lines 1 and 8. The main terminal is the Kidma terminal on HaHaroshet Street.
According to deals reported to the Tax Authority, the median apartment price is ₪3,995,000, or ₪38,283 per sqm. In May 2026 a 4 room, 92 sqm apartment at 29 Sold Street went for ₪3.2 million, and a 5 room, 136 sqm apartment at 3 Golomb for ₪5.55 million. In January 2026 a new 5 room, 111 sqm apartment bought from a developer at 6 HaKotzer Street sold for ₪4.824 million. In the second quarter of 2024 the city ranked second in the country, after Tel Aviv, in apartment deals above ₪10 million, most of them in the Hadar Quarter.
The supply in Ramat HaSharon is varied: a 4 or 5 room apartment for sale in Ramat HaSharon in a building in the Hadar Quarter, a new apartment from a developer, and a private home for sale in Neve Magen, Morasha or the western neighborhoods. The price per sqm in Ramat HaSharon varies between the quarters, and families looking for an apartment near a school in Ramat HaSharon will choose between ten elementary schools and the Alon and Rothberg high schools. The size of the lot, the building rights, the proximity to the future metro station and the plans in Glilot change the value on every street.

According to Tax Authority deals from January 2023 to May 2026, the median apartment price is ₪3,995,000, or ₪38,283 per sqm. Neve Gan is the most expensive per sqm, at about ₪43,600 according to Nadlan Shark.

The umbrella agreement includes 26,366 new apartments over a decade, most of them in the Glilot area, and an M1 station is planned in the city center. According to the master plan through 2045, the old moshava will continue to grow at a measured pace.
