Two long established neighborhoods, Neot Afeka A and B, between Bnei Efraim and Moshe Sneh: four story buildings, a renovated country club, neighborhood shopping centers, and a hub of urban renewal in the northeast of the city
RS Nadlan is a real estate marketing and brokerage company working in Tel Aviv, Ramat HaSharon, Herzliya, Ra’anana and Kfar Saba, specializing in the neighborhoods of North Tel Aviv. Our offices are in Ramat Aviv Gimel. Neot Afeka, east of the Ayalon Highway and next to Maoz Aviv, is in fact two adjoining neighborhoods: Neot Afeka A and Neot Afeka B. They have a large high school, a country club that has reopened, neighborhood shopping centers and dozens of TAMA 38 and Pinui Binui (evacuation and reconstruction) projects. We know the buildings, the developers and the stages of the plans, and we guide buyers and sellers all the way to the exact right property, including Off Market properties that are not advertised on listing sites.
Shlonsky Street separates the two. Some sources, Wikipedia among them, swap them, but according to the municipality’s neighborhood map and the policy document for the neighborhood (2026), Neot Afeka B is the northern one, between Shlonsky, Bnei Efraim and Moshe Sneh, and Neot Afeka A is the southern one, between Shlonsky and Mivtza Kadesh.
Neot Afeka A was established in the early 1960s by Shikun Ovdim and private contractors. Its streets bear the names of Jewish communities: Padova, Zhitomir, Venezia, Riga, Kovna, Kiev, Saloniki and Pozna. Its eastern side was once an industrial zone, home to the Kitan factory, east of Kehilat Venezia, and an oil factory that was demolished in the 1990s.
Neot Afeka B was built near HaPil Junction by Shikun Ovdim, and most of its buildings are four stories high. About 5,240 residents live there in about 1,900 apartments, and about 60% of the apartments are larger than 106 sqm. On Givat HaPrachim, a hill used by the Turkish army in 1917, stand buildings of seven to eight stories, and alongside the dense apartment buildings there are also long established ground level homes known as “the Czech housing project”.

The neighborhood has a large high school and municipal kindergartens, and the elementary schools of its enrollment zones are just outside it.

Afeka College of Engineering operates at 218 Bnei Efraim and 38 Mivtza Kadesh. In 2021 an agreement was signed to move it to a new campus in Yad Eliyahu, and in May 2026 the new campus was still presented as a project in planning and construction.

The big news of recent years is the Neot Afeka Community Country Club, at 16 Kehilat Saloniki. It came under municipal management and reopened in 2024, after a renovation of about ₪30 million, with a five lane pool, a gym, a studio, a sauna and a café. At 1 Kehilat Kiev is the Hadar Afeka sports center, which the municipality defines as a community center.
11 Lea Goldberg, the main public park of Neot Afeka B. A community garden operates at 2 Lea Goldberg.
9 Weinshall, with a 3X3 basketball court and an outdoor fitness station.
The accessible Berlin Garden at 16 Kehilat Riga, and a new dog park of about 450 sqm at 14 Kehilat Venezia (August 2026).
Neot Afeka B has no significant community center of its own (2026). Nearby, at 23 Kitzis, is the Beit Frankfurt Community Center.

Unlike neighboring Afeka, here shopping is part of the daily routine. Neot Afeka A has two main strips: 65 to 67 Pinchas Rosen and 7 to 11 Kehilat Saloniki. Neot Afeka B has four small shopping hubs, and its large centers, Golf Kitan and Mikado, are outside the neighborhood.
Under the master plan, the Saloniki strip is designated as a complete compound for urban renewal.

In Neot Afeka, the important question is not only what the apartment is worth today, but what is happening in the building. Is there a developer, what stage is the plan at, how many floors may be built on the street under the master plan, and is it in A or in B. Two identical apartments can be worth very different amounts.
RS Nadlan has worked in North Tel Aviv since 2015, follows the projects in the neighborhood and holds a unique property database, including properties that were never advertised. We guide buyers and sellers from the first meeting to the handing over of the keys.
A broker in Neot Afeka needs to tell apart an apartment in a four story building waiting for a developer, an apartment in a project that has already been approved and an apartment in a new building, and also A from B. Our real estate brokerage in Neot Afeka covers sales, purchases and rentals, and a home valuation in Neot Afeka based on actual deals on the street and in the building, not on the neighborhood median. In the neighboring neighborhood, we also work as a real estate agency in Tel Baruch.
When marketing apartments in Neot Afeka, we work with exclusive brokerage and a written marketing plan, presentation to buyers in our database and quiet marketing as an Off Market property, so that selling an apartment with a broker in Neot Afeka is done at a price that also reflects the renewal potential. Anyone looking for apartments for sale in Neot Afeka, in an older building or a new project, also gets offers from us that were never advertised.
Shlonsky Street separates them. According to the municipal map, Neot Afeka B is the northern one and Neot Afeka A is the southern one, down to Mivtza Kadesh. Some sources swap them, so it is worth checking each address against the official map.
According to Bizportal (July 2026), the median price is about ₪4.73 million, and the price per sqm ranges from ₪45,000 in older buildings to ₪53,000 in relatively new ones. A 4 room apartment trades between ₪3.65 and ₪4.95 million.

Choose a broker in Neot Afeka who knows the buildings and the developers in A and B, and knows what stage each TAMA 38 and Pinui Binui project is at. Pricing should rely on actual deals recorded on the street, alongside a written exclusive marketing plan, transparent brokerage fees, availability throughout the process and a brokerage license you can verify. A real estate agency in Neot Afeka that follows the renewal knows how to price even what has not been built yet.
